We spent only one night here as at the other M's Hotel on the same street didn’t have any space on our last night in Kyoto. As per the other hotel we really had a good experience. The hotel is located in a nice and quiet area of Kyoto, right next to Sanjo shopping street that has many convenience stores and dining options. Bus stops are just 5 minutes away. The kind staff was there when we arrived, we could leave our bags at the reception when we arrived early and when the checked out.
Our room was spotless and neat, non smoking, had heating, hot water, fridge and kettle, towels and toiletries. We could sleep really well as mattresses and pillows were comfy and thankfully there was no noise during the night. We would stay here again in future without any doubt.

The hotel is very small, and so is the triple room. It feels like cramming another bed into a double room. Everything is self-service. You have to enter the password yourself when checking in, checking out, and even opening the hotel door, which is a bit troublesome when getting things.

The worst hotel I've stayed in Japan. No Wi-Fi in the room – when I asked, the only answer was, "It doesn't work on the second floor." The windows wouldn't open and were leaky. The bed was extremely hard, only Japanese TV, and no bottled water in the room. Positives: The room was relatively large and the location was okay. I wouldn't book it again.
