Lovely small hotel. The location is near the train station and within walking distance to restaurants, etc. The mini fridge was nice and there was a larger refrigerator downstairs which was available for use.

Great location with parking for a small fee and walking distance to the city. We stayed in the river View room that had a comfortable bed with nice pillows. However, there was only a topsheet with a plain duvet ( no cover) in the bottom of the wardrobe. Tea and coffee facilities are available as is a small fridge which is useful. We were unaware that the guest house is now under new management and appears to be moving towards an airb&b rather than traditional guest house. I believe the previous host lived on site which is not the case now. Martyn is contactable via the phone number made available at the property. During our stay he was on site often as he is currently converting the ground floor to guest accommodation. This leads me onto access. The guest rooms are all currently on the first floor accessible via a set of stairs that are quite steep so bere this in mind if you have mobility issues. A point to note when looking at the reviews is that these are mostly based on the previous incarnation not the current ownership. Many of the things I note may well be teathing issues due to the new ownership. We were surprised that the rooms were not serviced routinely every day. I needed to request this from Martyn when I saw him on the second day of our stay. The tea tray was then restocked and the bin emptied, however the bin in the bathroom was not emonce during our stay of 3.5 days. I personally had trouble getting off to sleep due to the noise that the fridge mage but this did not bother my wife. The view of the river is great but it can be a little noisy at night with passes by. Earplugs are provided as the rail track is also quite near. This was not a real issue for us as we live near a rail line at home. There is a foot brdge that runs 90 degrees to the room about 60 to 100m away. As there are no net curtains there is a privacy issue if you forget to lower the blinds whilst getting changed. In summary location wise I can't fault this place but it appears that there is a change of direction since it's changed hands. The pictures the booking sites are generally current but areas like the dining room are now a little different as food is not served at the property. The issue with room cleaning needs sorting as the instructions in the in room guide are now incorrect.

The guest house is situated right on the River Ouse close to the train and walking distance to restaurants and stores in York. Our host gave excellent recommendations on nearby restaurants and things to do. There’s an outdoor seating area in front which is a great place to relax and watch people go by

My wife and I are Canadians and were visiting York for the first time. The Abbey guest house had been recommended to us by my brother who visited several years ago. It was comfortable and reasonably priced. Robert, the owner was helpful. Beautiful setting along the canal. Robert helped us know where to go for restaurants and other services. if you like history this is the city for you.

We stayed for two nights…. Wish it was longer. Rob was a great host, very polite, friendly, helpful and professional from the outset. I had some questions at time of booking and he was quick to respond. On arrival he was very helpful and even assisted with our bag. We opted for the parking permit and Rob organised this for us, which worked out cheaper than using the council carpark. The room exceeded expectations - it was a little small (as the building is a terrace), but was very clean, warm, quiet, well decorated, and comfortable. We loved it! I even had to sneak a photo of the mattress brand because the bed was so comfortable! The shower was lovely and hot with good water pressure. The location is great too, a lovely stroll along the river/through the gardens to the city. Would definitely stay again.

Just returned from visiting York, we stayed for two nights in Abbey Guest House, beautiful place, owner very friendly and helpful. Spotlessly clean and central for everything. Great views of the river, very picturesque place. Parking permit included. Highly recommended

Recently had a fantastic stay, the house is beautiful and room was incredibly clean. Lovely communal kitchen with a fridge if needed. Host was very welcoming, perfect location right on the river and less than a 10 minute walk into the town centre!

Wonderful stay, pleasant home. Clean rooms, great location and friendly host. No real negatives at all, except maybe the stairs which are a bit steep if you are older. A fridge in the shared area that can be used if you wish. Large and clean shower. Can highly recommend to anyone visiting York!

Just returned from a 2 night stay and highly recommend Abbey Guest House. It is in a perfect location being a ten minute walk along the river in to the city centre but being far enough away that it is quiet on a night. Spotlessly clean, very comfortable bed and pillows and good hospitality tray in room. Rob is a lovely host, very friendly and helpful. This will be our first choice when we come back to York.
