We stayed in the hotel for my anniversary. The location and the room were just perfect. You feel like living in a refurbished in a modern way, but historic museum. I would say the pricing was above the level for the hotel, but as I understand that was an overall problem for Venice these days due to biennale. The breakfast was nice and well served. We especially liked sitting in the little inner garden and drinking tea. A little escape in the crowded ancient city.

The hotel is located about 15-20 minutes' walk from surrounding attractions and about 28 minutes' walk from the lonely San Lucia train station.
