No elevator! No elevator! No elevator! Please make sure you're okay with stairs before booking to avoid any misunderstanding; the location is excellent—right in the heart of Semporna town, with convenience stores and food stalls just downstairs; there's a Chinese restaurant on the 1st floor (authentic Chinese cuisine by a Chinese chef, not local flavor); a rooftop shared kitchen on the 4th floor is coming soon—perfect for cooking, gatherings, or stargazing; it’s about a 10-minute walk to the jetty, so island hopping and early boat tours are easy to catch; since it’s in the city center, it can be lively—we provide free earplugs to help you sleep well; nearby mosque prayers start around 4:30 AM daily, which is part of Malaysia’s cultural and religious diversity—thank you for your understanding and respect.

Great
WWill_ChenI traveled alone and stayed here for 4 nights from 8/4 to 8/8.
**Environment:**
The resort is so amazing that I wish I could keep it a secret rather than share it with you. Located in the middle of the sea, with no other structures around, you can easily enjoy the sunrise, sunset, and the starry sky every day. During the daytime, you can participate in various water sports, and if you're lucky, you might spot a sea turtle at night.
**Food:**
Breakfast, lunch, and dinner are included when you book the hotel, so there’s no need to worry about meals. The resort offers seafood and local cuisine daily. Please note: Visitors should bring their own snacks and drinks before boarding the resort, as it only provides water, coffee, and tea.
**Facilities & Service:**
All the staff here will treat you kindly, even if there might be a language barrier (English is spoken here!). If you're afraid of swimming, the staff will accompany you while you're in the sea (life jackets are provided in each room). Each room also has a balcony with a lounge chair where you can relax, grab a beer, and do nothing but enjoy the soothing sea breeze.
You may not want to stay in the middle of nowhere like I did to escape from modern civilization, but I truly recommend staying at the resort for at least 2 nights. You'll definitely feel completely recharged!
Finally, I want to say that the view is so astonishing that I can hardly describe it with my limited English. You must visit this place yourself.
BBeng HockThe staff are always smiling, friendly, warm and courteous. They fulfilled our desire to do snorkeling twice in the morning and the night during our 2 day one-night stay. The host Joanne even showed us how the indigenous tribe that lives there and their way of living in stilt houses by shallow were amazing. Children as young as 7 years old have started to paddle a boat which they have handmade and repaired as well. The interior is fantastic with a bright yellow couch and a breezy balcony that is perfect for lazing around. The water is crystal clear and at night, it lights up into a lovely fairyland. The karaoke music is fun. They cooked live seafood and we loved it! The food is tasty and plentiful.
For $570, we stay in a beautiful water house, go snorkeling twice, free airport pick, free ferry to Larapan village and back to Tauwa Jetty, free meals from breakfast, lunch, dinner, and tea time is worth it. Plus the bonus of taking photos on a glass boat was a remarkable memory
PLEASE TAKE NOTE FERRY BOARDING AT KJETTY TO LARAPAN is 2pm , so please book a flight to make it for the transport to go to the ferry from airport that takes an hour.
GGuest UserStaying here was a truly memorable experience. The resort is set in a serene location with a picturesque lake where you can fish and even take a boat ride around. The unique touch of being able to bring your catch to the kitchen and have the chef cook it up for dinner was a real highlight. You can also buy fresh seafood from the local market and ask the chef to prepare it however you like for a very reasonable fee. The food, prepared by the owner and chef who hail from Guangdong, was the best I’ve tasted in Semporna. Each dish was bursting with flavor, showcasing authentic Chinese cuisine at its finest.
The resort is about 15 minutes from Semporna town, but they offer a free shuttle service to and from the town, which makes it incredibly convenient for guests.
At night, there’s outdoor karaoke under the stars, creating a fun and relaxing atmosphere. Overall, the resort had a homely vibe, with the owner and staff going above and beyond to make us feel welcome.
The resort itself is new, and the rooms are spacious, clean, and incredibly comfortable. I felt right at home the entire time. The peaceful surroundings, combined with excellent service and food, made this a perfect getaway.
To note that the staff mainly communicates in Mandarin, so knowing a bit of the language would be helpful.
I stayed here for a night after a 5 day dive trip and this was the perfect place to unwind and relax. I loved my stay so much that I can’t wait to return. Highly recommend it to anyone looking for a relaxing retreat in Semporna!
AAmyLThis was our first trip to Semporna with our son, and we absolutely loved our stay at Sky Water Villa! The Deluxe Villa offered a beautiful view, and the staff were incredibly friendly, always welcoming us with warm, courteous smiles.
We felt so lucky to witness a sea turtle that appeared around midnight—such a memorable experience! Although the food was a bit spicy for our son, he still enjoyed it very much. We truly appreciate the chef’s kindness in preparing a special fried egg for him at no extra charge.
The staff also accompanied us for snorkeling around the villas, as well as kayaking and stand-up paddling. Their thoughtfulness really made our stay extra special.
We loved everything about Sky Water Villa and hope to visit again soon!
Ddingrc28The resort, located on a shallow beach in the middle of the sea, takes nearly an hour to reach by speedboat from the pier. Surrounded by lush greenery, the beach only emerges for a few hours at low tide when it's not raining. Because it's in the middle of the sea, the water is crystal clear, and the corals are still vibrantly colored. Turtles frequent the shallows to graze on the water plants, creating a breathtaking view. Ninety percent of the tourists are Chinese, so the hotel has Chinese-speaking staff. It's clear the hotel is diligently catering to the tastes of Chinese tourists, with security and equipment provided in the snorkeling and beach areas, and a transparent boat for photos. However, it's also heartbreaking to see plastic bottles floating in the water, causing many corals to be trampled and killed. If this continues, I wonder if our children will still appreciate this pristine sea when they grow up. I sincerely hope we can all work together to protect this beautiful scenery, by encouraging people to bring their own drinks and providing ample free drinking water, thereby reducing plastic waste. When snorkeling, try not to wear large fins when entering the water and step on the coral. The coral is very shallow, and many people who can't swim will instinctively step down with their feet. Wearing large fins to take pictures will definitely kill a lot of coral. The only colorful coral we saw the day before was trampled by so many fins that by the next day, there were fewer colorful corals. Try to reuse plastic water bottles and fill the dining area with water to reduce empty bottles. Try to use the pure plant-based bath soap provided by the hotel to reduce the amount of chemicals discharged into the sea. Use bath towels and hand towels for multiple days... Eat as little as possible to avoid waste... Nature and humans are mutually dependent. If we pay attention, nature will reward us with beautiful scenery.
GGuest UserThe hotel is new, recently opened. Rooms are spacious and comfortable.
The hotel's strongest point is a comfortable and well-designed pool. Unfortunately, this is the end of the pluses.
Breakfast - the choice seems to be large, but everything is focused on the Chinese, so a European / American does not have much to eat. It's good that at least there is an egg station.
Front desk procedures - even though the hotel was almost empty, we were told to wait three hours for the room. A deposit of RM 200 per day is charged at check-in - cash only, no card guarantee. When checking out, you have to wait at the front desk until the housekeeping checks if you have stolen anything from the room. If you lose the document confirming the deposit - they will not return your money.
Finally, probably the most annoying thing - the card scanning system in the elevators - we sometimes spent long minutes trying to press the floor key in the elevator, usually it ended with asking for help from the reception. This is absolutely unacceptable.
There is too much to improve here to be able to say that the hotel is worth the price.
GGuest UserIt was my first time to experience a water house. The slide went directly into the sea. It was very interesting.
Service: The hotel's arrangements are in place and they can help you solve any problems you have. We booked a charter boat for snorkeling for two people. The instructor is also very professional and will dive to the bottom of the sea to help you catch the fish from the bottom of the sea.
Facilities: As soon as I entered the room, I couldn't wait to experience the slide. At first, I was worried that I would sink into the sea if I slid down. There are life jackets at the front desk, so there is no need to worry.
Free dinner: The dishes are very rich, the chicken is very tender, the crabs are also very fresh, there is crab roe in it, you can’t get enough of the shrimps
AAzieraThe water pressure is really slow for sink & toilet.. for shower is acceptable.. I came down around 7am to checkout but both staff are sleeping at the receptionist area😅 I dont mind if u want to sleep but at least 7am u should wakeup already. The pic is a place near to this hotel u can walk 5-10mins..
GGuest UserHotel Review
Positive Points:
1. Air-conditioning was very effective and kept the room comfortable throughout the stay.
2. Great window view – beautiful sea and jetty scenery that adds to the relaxing atmosphere. (see my attached picture)
3. Excellent location – conveniently close to eateries and the jetty, making it easy to get around.
4. Reasonably priced in-house food – offers good value for money for guests who prefer to dine in.
5. Complimentary extra bottled water was provided upon request, which was appreciated.
6. Friendly and helpful staff across all departments – from housekeeping, café, and maintenance to the front desk. Everyone was courteous and attentive.
7. Special mention to the chef – a very kind and gentlemanly person. On our first day, we ordered 6 fried eggs for breakfast, assuming they were included. The chef initially didn’t inform us of the RM2 charge per egg and kindly did not charge us for them. When we later tried to order again, he politely informed us about the charge. We truly appreciated his honesty and kind gesture.
8. very nice grilled meat at the roof cafe (5th floor). The promo price is 5 sticks for rm9.9 . worth to eat!
---
Areas for Improvement:
1. Limited breakfast buffet selection – mainly local dishes such as chicken, eggs, vegetables, rice, or noodles. While the food was tasty, there were no options like fresh milk, cereal, or egg station. Fruit choices were also limited to just bananas every day.
2. Window leakage during heavy rain – rainwater entered the room. However, the staff responded promptly and mopped the floor immediately.
3. No robe hooks in the bathroom – makes it inconvenient to hang clothes or towels.
4. Shortage of bath towels – clean towels were only available in the late afternoon after laundry was returned.
5. Extra blanket charge – an additional around rm50-60 was required if requesting one more blanket, which felt a bit expensive.
6. Low water pressure in the shower – the water flow was quite weak, making the shower experience less enjoyable.
7. Housekeeping quality needs improvement – there was sand in the room, and although we informed the staff, it was not cleaned properly even after the feedback.
Extra Tip for Travellers:
There’s no laundry shop in Semporna town, so do remember to bring enough clothes for your stay.
GGuest UserIt’s similar to hotels/guesthouses in China, and much simpler than domestic budget hotel chains such as Home Inns or GreenTree Inn. Hotels in Sabah generally feel two stars lower than those in China. The one I stayed in in Kota Kinabalu is owned by Marriott The Le Méridien hotel is also comparable to domestic All Seasons hotels, so don’t expect too much.
The sanitation is quite clean, and there are often people chanting sutras with loud speakers in the morning and evening... overall it's not bad.
It is two kilometers away from the pier and takes a taxi for 6-8RM. You can go to the seafood market to bargain for dragon knives, which is quite fun!
