We were warmly welcomed by’Big Karen’ (to distinguish her from little Karen). The hotel was exceptionally clean and centrally located. Breakfasts were plentiful and with lots of choices - great value for money. I’ve already booked to return with friends in September- can’t recommend it more highly than that!

Thoroughly enjoyed a short break here. What a lovely place to stay. Really couldn’t fault it. Great location. Very clean and comfortable. Friendly staff. Richard and big Karen excellent hosts. Breakfast was second to none. Great choice. Pancakes were absolutely yummy. Definitely recommend.

Stayed with friends in a ‘family suite’ for 5 nights, & could have happily stayed for longer! Spotlessly clean facilities, super shower with toiletries, hospitality tray constantly replenished with tea, coffee, sugar, milk & Border biscuits. Breakfast superb with pastries, yogurts, fruit, juices etc from the buffet followed by cooked fare-porridge or various Scottish breakfast options & toast & preserves. The service was so prompt & the staff efficient & attentive. Thanks go to Karen, Thomass, Hazel & the others. The hotel lounges & breakfast room overlook the hills to the front-lovely rooms in which to start the days & end them with a leisurely drink from the bar. The garden area is pretty & well kept & the spacious car park a bonus. We had a couple of minor queries during our stay which were quickly attended to by Karen. And all so handy for the well kept town with its great restaurants, shops, beautiful walks & historical attractions, such as the Black Spout Falls & the bridges over the river Dee.

I feel the name of the hotel should be changed to ‘Big Karen’s Hoose’ 😂 I’ve been to many a lovely hotel in my time, but never have I come across a more perfectly accommodating host as Big Karen - felt like staying at your favourite, fun auntie’s house that has the biggest, comfiest bed and you can pass some time chatting to her in her lounge while she serves you delicious gin🍸 Can’t wait to come back for a catch up in your beautiful hotel 🤩

Stayed here on our trip to Pitlochry Theatre. We had a family room which was actually 2 bedrooms. The rooms were clean and comfortable with good quality towels. The hotel has lovely sunrooms/lounges with great views and is in walking distance of the theatre, bars and shops. Breakfast was fabulous - I dislike buffet style so the a la carte was right up my street. The food was delicious (perfect poached eggs) and great choice. Special thanks must go to the staff who were efficient and friendly, a real asset to the business. Will definitely be back.

Booked a weekend as and add on to our trip to Northumberland. Our room was very comfortable, the breakfast was very good. Karen was ever so friendly and the also. We've been before so we knew what to expect and we weren't disappointed. Definitely staying here next we're north of the border.
