The hotel is not far from the entrance to the ancient city of Pienza. The hotel faces the street, so when you arrive, a parking space in front of the hotel is occupied, and there is no slope to go up and down at the other temporary parking space, which will be troublesome. The hotel's dedicated parking lot is in the underground garage at the back entrance. There is no decoration or management staff. It is not worth charging 20 euros per day. The room is okay and the suite is big enough. What I want to complain about the most is the restaurant in the hotel. The food tastes average and seems to be pre-heated, but the prices are not cheap. Late comers should be careful to avoid this pitfall. We forgot to give the guest discount after paying the bill for dinner.

Following the unavailability of a room, proposal for a lower quality hotel...
Very stately from the outside, beautiful public spaces inside. Our room was very big but a bit lacking in charm. Breakfast included, pretty typical but with the additional offering of cooked eggs. Staff was friendly and helpful. Overall excellent location for a night in Pienza, convenient and easy free parking at the hotel. 50 meters across a park to enter the old town.

This is a great choice if you are visiting the lovely village of Pinza. Hotel is very close to the old town and has convenient free parking. Hotel is modern, very well decorated, very comfortable rooms, good breakfast, restaurant is to be recommended, nice pool. Very friendly and helpful staff. Also very good value overall.

A small and pleasant hotel in the centre of Pienza, with large and functional rooms. A good breakfast with good service to walk around the centre of this small and simple city! Reasonble prices in a perfect location few steps from the museum and the abbey!

A beautiful boutique hotel steps from the gate of the town. Welcoming and efficient staff, immaculately clean and well appointed throughout. Large rooms, very spacious suites, several with lovely views. Swimming pool, restaurant, complimentary breakfast with the B&B package. Variety of excursions can be booked through the hotel. Pienza is a charming, walkable town with multiple shops and restaurants and incredible views over the Val d'orcia. Highly recommended!

We had high expectations of this hotel - given that it is the best rated hotel in the whole area. While it was pretty good, it was certainly lacking in several areas. We were a family of 4 traveling - and had booked 2 rooms for 2 nights. While picking hotels in Europe, I always ensure that they have a lift and air conditioning. 1 of the 2 rooms we were given required us to take the elevator up part way, walk down the corridor, and then lug our bags up a tall flight of stairs. Paintful!! First night, no AC. Apparently the township didn't allow them to turn on the ACs. Ridiciulous! The room was hot! Thankfully, they were able to provide us with a fan and we left a window open! That did the trick. The second day, the AC would come on....only problem is that it didn't really cool the room on. What made matters worse the 2nd morning is that we not only lost hot water, but the cold water ran out. The front desk claimed it was some street work that caused the water shut off. Maybe some advance warning would have been good. Oh well! The rooms and bathrooms were clean and well appointed. However, the furnishings in the rooms, and the whole hotel for that matter, were a mish-mash of whatever oldish/ornate furniture they could lay their hands on. Maybe it's supposed to be charming, but when it's odds and ends, it doesn't really work. The beds were not particularly good. While the bed linens were fresh and clean, the bed was saggy. I had to sleep right in the middle and could only turn around int he middle, otherwise, the side springs sagged down a lot. Breakfast was not good. They had several items available, but none of them were any good - and it was the same thing all mornings. Overall, a decent hotel, with friendly staff. But they need to kick things up a notch to stay at the top of their game.

Delightful, welcoming, comfortable hotel! Perfect location with a stroll into beautiful Pienza...with parking. The staff were wonderful and breakfast & dinner were great. Glad we chose the San Gregorio on our wander through Tuscany!
