Pretty villas, well equipped and well located close to Rawai Beach. The only downside (apart from strong noise pollution on the first day but independent of the owner) is that the mattresses are extremely hard which may please some but for me it is not possible at this point. Nice swimming pool, the children loved it.

Had a challenging time connecting with property prior to arrival. Best to WhatsApp. Upon arrival, I was informed of a $THB cash deposit. Since I was leaving back to the US after, I requested they charge my credit card instead. However was insistent it was cash. I provided $USD as deposit as that was all I had available and informed the staff that I was leaving early for checkout. Staff said it was fine. 1 hour before check out I look for staff and contact property staff lead and no response.
They get back to me in the evening and ask for my bank information to issue deposit instead of issuing $ credit to original credit card transaction.
This was overall a frustrating experience and does not feel authentic. do not recommend.
The villa itself was okay- we get there and there are still items in fridge, sparse toiletries, and had sewer smell. The villa is far from main tourist activities (1-1.25 hr drive).

The villas are excellent and staff are excellent. Daniel the owner is contactable via WhatsApp if needed. Private pool, all bedrooms with en-suites, aircon in all room with additional fans. Fan outside was welcomed as so humid at times and nice to sit out without having to get in the pool to cool down. We used ni massage round the corner daily, amazing ! The pool pump stopped working and I contacted Daniel and he responded saying a new pump was going to be fitted within the hr.
