We arrived at the hotel at 10am, and although we knew check in wasn't until 2, there was no offer to hold our bags (we eventually asked of they could), or let us use the hotel facilities while we waited. Guests have to clear their own rubbish daily and take it to the hotel dumpsters, not what you would expect when paying such high rates to stay. The room itself was pretty run down, sticky tape holding together broken bits of the spa bath, sliding doors are really difficult to open and close as they don't run smooth on their tracks, and just general wear and tear of a hotel which hasn't been upgraded in a long time. The pool area is nice, with a kids pool that has a slide. There's a good gym too. We liked the location, sitting between Hastings Street and the shopping district with good food and drink options a short walk either way. It's a shame that the hotel isn't combating its run-down nature with a better guests experience, otherwise I would have given a better rating.
