Great hotel, great location, decent sized rooms with comfy bed. Lovely breakfast. Would stay again ☺️

Perfection location, a couple minutes walk into the town centre. Hotel is located on a well used road and windows are original to the building no sound proofing. Curtains could be thicker to block out street lights if staying in a room at the front of the hotel.

Overall pretty good. I wasn't expecting much but the room is nice and spacious, especially the bathroom. The secret garden is a pretty lovely place to hang out, and the staff was really friendly.

We looked for somewhere nice to stay close to Highclere Castle as we were visiting with my sister in law as a birthday treat. I try to be as honest as possible when reviewing anywhere and the title might give you an idea of our experience so here goes: Location is excellent for visiting Newbury, right at the end of the high street, parking is free. First impression as you approach the hotel is not good, very little effort made to keep outside areas clean and lots of cigarette butt's, particularly around the rear door to the car park. Reception staff were friendly enough but the reception area is shabby and staff are dressed casually to say the least, no corporate wear or uniform. Doors in the corridors are badly worn with flaking paint and the corridor walls are not much better. Our room (121) was tired and poorly decorated. Anaglyptor wallpaper was peeling off, our sash window was wedged open with a block of wood as the sash cord was broken. Lace curtains were grey. The bed was reasonably comfortable and sheets etc were clean. Our bathroom absolutely stank of strong bleach and we had to air the bathroom to get rid of the smell of it. Paintwork throughout needs renewing, particularly the outside of window frames. Breakfast is not expensive, neither is it very good. One choice of eggs (fried) most of the other cooked food was greasy. The gentleman showing us around the restaurant was friendly enough but some kind of corporate dress would have created a better impression. As a result of out breakfast we decided not to try dinner. My sister in laws room was similar to our but the shower/bath lever was brocken. She reported it to reception and a young member of staff effected a repair of sorts. Overall impression is that this is NOT a four star hotel. I would give it 3 stars if there was any sign of ongoing maintenance but there wasn't. I suspect the staff are trying their best management is obviously running the hotel on a shoestring. Would we come back? Definitely not.
