The location is very good. There is a tram stop and 711 downstairs. The owner is very kind and friendly. There is a little noise as it is close to the train tracks but it is acceptable. All household items are in stock.

The staff were very accommodating and service was great considering we had arrived in Melbourne just before 12am with a last minute booking due to our other booking cancelling on us. The room was great. Quite big. There was many utensils and everything we needed in the room.
The only downside I would say is the glass doors for the main room. We were travelling with our 10 year old son and couldn't get changed in privacy due to there being no blinds on them. And also it was quite loud on the Friday or Saturday night due to it being on Flinders and Spencer Street, and the balcony didn't get much use due to the same reason.
