We stayed here for a few nights and we were not disappointed. The room was large with a lovely sea view. The bathroom was spacious and the bed was very comfortable. There was plenty of drawer space and wall sockets. Breakfast it self was excellent with plenty of choice in fruit and cereal. The full English was very filling. It is a about a twenty minute walk in to town. Parking is free. Would recommend this place and will definitely be back.

Not worth the money, paid the same amount to stay in a much better hotel along the front. Closer to the centre. The only positive nice room with a sea view. Breakfast basic, just processed cereals and a bowl of unwashed fruit. Porridge cartons you add water to yourself to make your own. Burnt sausages uncooked tomato, Unfriendly and unwelcoming hosts. I can't believe the the hypocrisy of the reviewer below if you actually read their other reviews what a joke. Feel free to read my other reviews, I say if something is good this was not. Will not stay there again

This is one of many guest houses strung along the promenade in Llandudno and as such sits within a belt of like-for-like competition in the peak season. We went over the early May Bank Holiday weekend of 2025. It is an exceptionally clean and well-presented guest house. The rooms were spotless, with ample welcome trays, towels, complimentary soap in the bathroom and even a decent sized packet of biscuits on the tea and coffee tray! The service was a little stilted and diffident. It was not by any means a 'warm welcome' in the traditional style; efficient certainly, but far from effusive. That was a weakness of the hospitality. The breakfast choices had to be made the night before, which we always find a little outdated and stultifying in 2025, but it's not the end of the world. Breakfast itself consists of the usual reconstituted bed and breakfast fruit juices, with some fresh fruit laid out, a selection of teeth-achingly sweet yoghurt (no natural option), and the traditional small-pack cereals. The cooked bit of it was too salted; the scrambled eggs were rubbery and dry; the sausages were a touch on the crematorium side rather than nicely browned off. Overall - a decent enough place, but not in the top rank of establishments in the town, and we have been to many. Needs work on its welcome and food.

Room was spotless. The staff were polite and friendly. Good view from the room with complimentary binoculars.
Breakfast was ok.
Only negatives were the cooking smells that got into the stairwell and the room. The window was very stiff and kept jamming.

Unfortunately we were unable to stay for our full booking due to ill health but the staff did provide us with a lighter breakfast which was much appreciated

I have just read a negative review (the one under mine) and the first thing I did was check her review history and low and behold - she's a negative reviewer. She writes negative reviews about caravans, hotels & guest houses. IGNORE HER! We have just finished our stay in this BEAUTIFUL guest house and I can honestly say that we have never been treated better. The owner, Jamie was absolutely lovely with a stunning personality and could not do enough for us. My husband has a disability and Jamie accommodated all of his needs. The breakfast was beautifuly presented, piping hot and the continental option was perfect and catered to a range of dietary requirements. I have juat seen that the adults only policy has now been discarded and families are welcome and listening to Jamie's plan for the imminent future, I cannot wait to take my children with us next time. Thank you again for a beautiful stay! Five stars all the way Xx

A much needed short break
