First, the room is large, with a bedroom and a living room, and you can cook although we don't need it. For this price, the room is large.
Second, the location is good, the transportation is convenient, and it's about ten minutes' walk from the Tenjin subway station.
Third, the facilities in the room are very complete, including a washing machine, dryer, induction cooker, bathtub, and dishes, etc.
Let's talk about the disadvantages:
First, check-in is self-service, there is no waiter, and there are only Japanese and English instructions on the self-service check-in machine. It took us about fifteen minutes and with the help of local residents, we barely completed the check-in. And the phone on the machine may not be able to find someone. Even if someone answers the phone, it will be difficult if the language is not understood.
Second, the check-out procedure is also self-service, and there is no staff to help. It's quite difficult.
Third, the hotel (strictly speaking, it's not a hotel, it's a B&B) is not very obvious. I am very familiar with Fukuoka, especially around this hotel, but it's hard to find.
The others are minor problems.
