Rooms seem to have been recently been renovated. We had a large party that stayed in the two apartments, the loch view rooms and ground floor rooms. Views are lovely, everything is clean and comfortable. The two side rooms are perfect for socialising. There is limited parking on site but there is a large low cost car park just across the street so not an issue!

Wonderful two-night stay in this old manse. We had rooms one and five, both with views of Loch Linnhe. Traffic noise from the road did not bother us at all. Room one on the first floor was a bit more spacious with a settee as well as a separate tub and walk-in shower. Room five was on the top floor up two flights of a curving staircase. Fortunately we discovered if you park around back there is a back door you can load suitcases out from. It was unseasonably warm during our stay and when I requested a fan, the desk clerk popped over to the shop to buy one! We enjoyed breakfast and dinner in the restaurant, Silly Goose. Dinner was especially impressive with upscale playing and exquisite entrees and desserts. All the staff we encountered were helpful, patient and kind.

Excellent hotel and restaurant. Felt very homely and the staff were very helpful. The room looked a little tired but was comfy and fine for us and our two small dogs. An excellent location for Fort William high street and ideal for the surrounding attractions.

We popped into the Lime Tree Hotel for some drinks and had a fantastic experience! Although we weren’t staying overnight, we were warmly welcomed by a friendly member of staff named Eli, who made us feel right at home. Eli was an absolute pleasure to chat with—attentive, accommodating, and full of great recommendations. The atmosphere was cozy and inviting, and the service was excellent. A wonderful spot to relax and enjoy a drink in Fort William—highly recommend!

Our room was very dusty as if it had not been occupied for several months. The furniture was cheap and had lots of scratch marks. The room was too small for the two twin beds. The rug and curtains did not match and were the poorest quality possible. The paintings by local artists was the only plus in the hotel. It seems the whole establishment has seem better days.

This accomodation was the most disappointing of our trip. The room was clean and well appointed but unfortunately the rude and dismissive attitude of the receptionist upon arrival got the stay off to a bad start. We didn't feel that this establishment offers value for money and is not properly represented by the advertising photos. The superior king room with loch view was a great disappointment. The road noise, creaking stairs and sound of people snoring next door meant that despite the comfortable bed we didn't have much sleep. The breakfast was included and we enjoyed it. We could deal with the noise and tired room but not being treated rudely by reception. Staff in the breakfast area were lovely and very polite but I wouldn't recommend this place. Very overpriced for what you get.

As a frequent visitor to the Fort and unable to book our usual Air BnB we looked for something nearby. Booked a dog friendly room for a week and it met all our needs. Great room, comfy bed and free parking. Room at the rear so very quiet. Easy access to grassed areas for the dogs. Only used the hotel for breakfast as the restaurant was quite pricey. Staff were friendly and helpful. Great location close to town centre. Would definitely use again. Only downer was the strange experience of the sound of furniture being moved around a wooden floor at 310am on the last night of the stay. Not even staff had any idea what that could have been as the rooms are carpeted. But it was built in 1850 so someone maybe still wandering around.

I regret to say that our experience bears no resemblance to previous reviews on this site. We stayed just over a week ago for one night in what we were led to believe was a deluxe room on the front. Walking into the hotel we were initially ignored by the miserable receptionist (there was nobody else waiting) and finally given our keys. The hotel sitting rooms had a stale musty odour which was extremely uninviting so we kept well away from them. On reaching our room on the first floor we were not impressed. I'm all for shabby chic but unfortunately this was just shabby. The badly painted purple walls needed repainting and the furniture had seen better days. The four poster bed I'm relieved to say was comfortable. The bathroom was awful - the toothpaste splatters from the previous occupant were all over the wall by the basin, the floor surface was split and obviously the floor underneath needed replacing, the shower was ok but the shower stall needed a coat of paint and the sealant was mouldy. We had booked the restaurant but decided to cancel and go into town to find a restaurant (Ben Nevis pub and restaurant is excellent) - too risky and we probably would have been the only diners. Breakfast was ok but the young lady who served us was not really attired in suitable clothing and dirty trainers don't cut it. I'm really sorry to be so negative but it was not an enjoyable stay which is such a shame as the pictures online look charming which it could be with a total refurbishment and some money spent on it. We were happy to leave.
