The New England

A fabulous little gem opposite the sea in Eastbourne. Fantastic position. Absolutely spotlessly clean. Very comfortable beds. Spacious rooms especially balcony room. Must highly praise the manager of the hotel, Audrey, who could not do enough for us. Would definitely stay again if visiting Eastbourne. Fantastic towels, bath sheets thick and soft and fluffy and lovely little touches such as shower gels, shampoos etc

We stayed at this guesthouse as a large family group and it couldn’t have been more perfect! The location right on the beach made it feel like a real treat, and the warm, cozy atmosphere made everyone feel instantly at home. The property is spotless and beautifully kept, with lovely personal touches throughout. A couple of highlights for us were the lovely sea view from our family room and the honesty bar! As it was a great space where we could all sit together in the evenings, relax, and enjoy a drink as a family. The staff went above and beyond to make our stay comfortable. They set up a long table each morning so we could all enjoy breakfast together and the food was delicious. It was such a wonderful stay and we’re already talking about coming back. Highly recommend for any families looking for a peaceful and charming getaway by the English seaside!

What an awesome stay! We were welcomed by the really friendly Audrey, who helped with all our questions. The room was beautiful and clean with wonderful views. The breakfast outstanding - just the right set up for a day exploring Eastbourne. Can’t wait to come again.

This is a nice B&B in a good location but I had a mixed experience, unfortunately. I’m not fussy at all and am usually happy with little more than a comfy bed and good shower. But sadly the room I booked (one of the larger sea view ones with a balcony) had a quite appalling saggy mattress, the shower was broken and there were no blinds on one of the main windows, leaving bright sunlight streaming in from 4am. All in all a terrible night’s sleep. For the money it felt unacceptable. Thankfully the staff were apologetic and were happy to move me the next day. I was given a smaller room but the bed was great, it had adequate curtains and the shower was fine. (There was no sea view though and I wasn’t offered a discount after any of this by the way) Please don’t let this put you off, it’s a nice place and the breakfast was decent. I’m just leaving this review in good faith because the state of that initial room urgently needed sorting out, and I don’t think it’s fair to take a considerable amount of people’s money for those sorts of standards.

Hello Audrey , This is Joe and Mary here. Just wanted to say that we had a lovely stay and a lovely double room with large balcony and sea views. Your welcome was warm and sincere and the room was spacious. Your breakfast was excellent with a great choice and your staff extremely helpful. We found the position of the hotel excellent being just opposite the sea and the lovely Glass House restaurant just moments away. Access by bus transport was also very convenient with bus stops in either direction located outside. The walk to the lovely Pier and other attractions and shops was also easily manageable just a walk away. We certainly enjoyed our first visit to Eastbourne by discovering your hotel and will return in a few months again and stay in the New England again. I truly recommend the New England

This is a wonderful place. We were welcomed with a smile and, for our whole visit, were treated like valued friends. The room was comfortable, very clean and with an added bonus of bathroom toiletries. The choices for breakfast were amazing; cooked to order, beautifully presented and very tasty! Thank you for a relaxing seaside break.
