Reasonable price with corresponding service, location, and surroundings. Would be appreciated if there is a chair.

If you want a good nights sleep, find somewhere else. The bathroom was nice but the shower was filthy! See pictures attached. The bed was uncomfortable, just had a bog standard home made wooden base and the bedding didn’t even match and the Pillows were lumpy. The pub had what seemed to be a lock in with loud music playing until the early hours. The pub was dark and dirty with wires hanging around, the DJ was awful. We were checked in by a bouncer…says it all really. We were woken up at 6am by next doors alarm clock. Went on until 6:15. We then could hear them snoring and sneezing. There is mould on the wall by the window and paint peeling off on same wall. The rest of the walls are scratched and scuffed. We paid £70 for our room and thought it wasn’t worth more than £30 There is a kettle with tea, coffee and milk available in the room along with a hairdryer. The hand wash in the shower room is filled with washing up liquid, but there is plenty of toilet roll. We won’t be returning and feel that the whole place needs a complete makeover, it has a lot of potential but maybe in the hands of someone who half cares about their guests We were in room 3.

This is the first and last time we book anywhere without reading reviews first. Big mistake. We were delighted to be upgraded from our standard bedroom to the deluxe when we pointed out to the weary barmaid (there isn’t a check-in desk - you have to go to the bar) that there was wet black mould in the coffin-sized standard room. She called the owner who upgraded us to the deluxe room which again had no wardrobe, a carpet that feels crunchy if you dare to tread on it without your shoes, a cheap bed with extra bent springs, a shower that is either literally scaldingly hot or totally cold, an unusable kettle full of bits, a weird hole in the ceiling patched up with cardboard and a complimentary bloody bogey stuck to the dirty wall. On the plus side, if you enjoy bellowing over a deafeningly loud karaoke rig, you will enjoy Saturday night in the friendly community pub downstairs. The food there looked good too and the breakfast they do in the pub was decent. They show football matches too.

It is one of the worst hotels I and my wife stayed. We checked in on Monday Sept 8 and will stay here until 12th (today is 10th). The bed in the room is at least 10-15 year old. My body feels all the spring coils in the bed, and I wake up tired. They promised to change our room yesterday but no action. They have not serviced the room for the last two days and each day we have to go down to pub and ask for clean towels etc. The person in the pub tries to reach the person responsible from the hotel by phone and then that person brings some towels. There is no way to reach them directly. The room is dated and there is no reception. We have to stay here since we have already booked it until 12th and already paid (close to £600) and no other choice at this point. You can certainly stay away from this place.

Awful room. The size of a matchbox, no wardrobe, no chair, no space at all. The room had been freshly painted and absolutely stunk of it. I said to the receptionist I was not happy with this and wanted to change rooms.. she never came back. Damp on the ceiling, horrible small double, road noise as on main road, wet carpets outside of bathroom and by bed. Bad lighting too. Absolute rubbish room. Also took £12 off my card when I booked. I questioned them, they stated it would be taken off price of room..never happened!! Do not book here! Bloody awful. We left at 11.30pm as couldn't stand being in there any longer. We travelled 2 hrs to come to Brighton for an event, and couldn't wait to leave the hotel. Such a shame at £90 for the hell hole room, we couldn't afford to go to another hotel so drove back home. Ruined our evening!!

I loved the friendly staff who made me feel very welcome, once they let me into the building. The meal I had was the best skewered chicken I have ever eaten. I also loved the coleslaw and the beautiful delicate fries. A ceiling fan in this hot weather was a godsend too. The other people in the venue were welcoming and friendly too. It felt like a home from home. I was also very lucky to have a DJ night on the night of my stay, other folk might not expect this. I understand they have karaoke on Saturdays too. It's a shame its so far from my home because I'd love to go back there to enjoy the company and the food.
