I'd really like to score it 3.5 - fairly good. Room 4 is en suite with sea view, contains antique looking writing desk with ample drawers, chair, tv, comfy double bed, and more than enough towels. A notice ruefully admits the plumbing is commensurate with a 220 year old building. The water pipes from the higher floors go through ones bathroom, so if these guests wash (or use the loo?) in the small hours you might be woken up. Same if upper floor folks make noise at uncivilised hours. My only substantive criticism is poor communication. Due to circumstances resulting from an injury, I could only book two days in advance. I tried to ring them to book and discuss breakfast options, but at each attempt the phone rang briefly and cuts off. So I reluctantly opened an account with *********** and booked through them, sans breakfast. Half an hour before leaving my house for the train I checked my emails and was aghast to learn of a problem with my debit card. Panic stricken, I made three attempts to ring them but the same thing happened. Fortunately the problem was resolved by the time I arrived, but not the most relaxing start to a holiday. But then again, over the decades I've had far worse experiences in ropey Brighton.
