For a double room on the 4th floor, I almost had an accident when I had to carry large and small luggage up the stairs. The ground shook and was filthy, and my bare feet were bitten by insects. The bathroom is too small and it's difficult to turn around. The most important thing is that the price is not cheap and there is no parking lot. Worse, we went to a parking lot that was 7 minutes away and it cost £30 to park for one day. It turns out that parking is available outside the street from 9 to 8.

Comfy little gem right by the beach.
Small guest house very pleasant, helpful welcoming staff. The bed was lovely and clean with soft comfy pillows 3 each. Bed was soft. The room was perfect temperature & we slept well, felt safe and secure. It was so quiet. The bathroom is tiny but we coped fine it was only one night and we had plenty of nice towels. Kettle so we could have a cuppa. Just a stones throw from the beach.

We were only staying in Brighton for one night and had already booked to eat out, so just needed a place to sleep for the night and this guest house was okay. The room was clean, comfortable and not a bad size. The en-suite was small but again it was clean and the shower worked well.
When we arrived we were a little confused trying to find the reception area but eventually found the lady downstairs (in the converted cellar room).
It was possible to park on the street but for 24 hours this is quite expensive. We parked at a car park which the guest house suggested to use. It worked out at about £20 for 24 hours.
The guest house is a 5 minute walk from the Promenade, and about 25 mins to the Royal Pavilion.
All in all, this guest house was fine for us and pretty good value for money too.

Cute little guest house
Cute little guest house with great service. However, not a place to stay if you have dust allergy. Dust in walls and ceiling and old carpet.

Great location!
The hotel was very clean, but needed a hairdryer in the room, possibly iron and ironing board and a fan, as the window only opens a fraction.

Top Lage und super freundliches Personal
Das Guest House hat eine top Lage, nur ca. 3 Minuten zu Fuß vom Brighton Pier entfernt. Das Zimmer war zwar sehr klein und man hatte wenig Ablageflächen. Auch hat das WLAN ab und zu nicht funktioniert. Aber es war alles sehr sauber und ganz besonders ist das super freundliche Personal hervorzuheben. Man hat sich auf jeden Fall willkommen und wohl gefühlt.
