The hotel is pretty well located. Only a few hundred metres away from the Base Centre.

Overall the experience was average. For the same price at other hotels I've been to, the service, room quality would have been much better.
The facilities are generally aged. The room was old a bit dusty and some parts of the tatami floor had sunken in. Service was pleasant.
Few important things to note:
- poor ventilation at meal times meany the whole hotel and your room would smell like meat.
- shuttle service only for to and from the bus station. (Most other hotels provide shuttles to the ski lifts)
- the ski lifts are about 10-15mins walk away with full gear on (boards, etc)

There is shuttle bus to pick up from Zao Onsen bus station to hotel anytime. However, only two time slot for shuttle bus to pick up from Hotel to Zao Onsen bus station. They will not entertain any request to drop off at bus station if you missed this timing.
Staff is not friendly in this hotel.
1. Telling us there is no private onsen. When we check with the night shift staff, there is one more slot for private onsen.
2. Requesting customer to sit down if we want to drink water in the lobby. Reason being that we will be blocking other customer to take the drink. However, they is no other customer there besides us.
