When we arrived I walked into the lobby but no employee was there. (No employee was there the entire time - seriously!) After waiting a while I called the number on the website. I spoke to a female who said my keys would be in a black box to let me in the lobby. I told her I was in the lobby- the door was not locked. She didn’t accept that, but it was true. She said she would be available to deal with any problems by telephone until 10 pm, but not after. Sooo, then what? Another guest arrived and we figured where our keys were (in the mailbox outside.) I tried to call the lady back, but after 4 or so tries she never answered my call. My wife and I let ourselves into our room. The deadbolt did not work. One of the two smoke alarms had been removed. The ice machine did not work. Although the advertisement said breakfast would be provided it was not. The next morning one of the guests cleaned the coffee pot to make the coffee. DON’T EVER STAY HERE! It’s a ripoff.

I've never been so excited to check out from a hotel. This place felt like a halfway house for illegal travelers. Priti Patel's business license is current until May 2024, but dang this place is rough! The rooms are not at all as advertised. The absent "manager" left a key in the mailbox for me to pick up. This key was for one of the two locks to an odd windowless room. Door didn't really shut tightly, so light from the hall shone through. The remote to the heat / cool air did not work, so there was no way to adjust the room temperature. There were two dim lamps in the room, but only one worked. I badly wanted to wash & dry my hair after being outdoors all day, but the only appliance left in the bathroom was a clothes iron. The room was devoid of basic hospitality items like a disposable cup for a drink of water. I was so thirsty I ended up filling the ice bucket liner with water and drinking from the bag. Foolish me thought that the promise of coffee in the lobby would at least make the drive home after a sleepless night safe. There was coffee: yesterday's swill left in the bottom of an unplugged pot. Bedding and towels were clean. Plumbing worked. Do yourself a favor: get past the good-hearted notion of "staying local" and book a room at the nearest reputable chain hotel.

This place needs to be closed down asap. Where do I start? Not one advertised picture matches this Inn. The entry has a slashed couch, dirty curtains, moldy looking rugs. The ice machine had not been attended/cleaned. At check-in, there were a pair of toenail clippers on the counter, belonging to the manager who checked us in. The room was filthy. The sliders to that lovely deck? Bolted closed because none of the deck space is safe. The second floor deck looks like it is being held up by a few wooden posts. Needless to say, we did not check in. The manager would not refund us for the $175 night's charge. To top it all off? There were NO guests checked-into the entire inn. Apparently, they got the memo. This place needs to be condemned. Wells board of health, Wells building code people should be ashamed for allowing this to in anyway represent their town. We have traveled extensively, and we have NEVER not checked in due to health / safety concerns. We want a refund from the state inspectors who allow this place to remain open. Someone is NOT doing their job. Disgusting!

In preparation for my trip, I had a few questions for the hotel. I have called the front desk probably 40 times with no answer. Impossible to communicate with. I do not recommend this place and I will not be staying again.

This is an okay place to stay for an overnight given many area places require a 2-night stay. It is clean. The beds are comfortable. The staff are very respectful. The air conditioner in room 208 was really nice. The TV service is adequate and the WiFi connection is fine. I reserved these rooms due to "balcony access." There is NO balcony access at this time (10/2022). The young man at the desk apologized and said they hope to have that back by next summer. The lower deck did look like it might have already been replaced so this may come to pass. The shower in 208 was hot and strong. The shower in 202 was a weak stream that didn't really get very hot. Curved shower curtains would really be a plus for an improvement! There are no alarm clocks. There are no USB ports. I was nice to be close enough to walk to Mike's Clam Shack (a great place to go for good food, great music and a nice atmosphere). It's an easy .5 mile walk from the Beach Rose Inn. Coffee in the morning is nice. You might want to have your own cream and sugar as they only offer the hotel packets with small sugars, powdered cream and low calorie sweetener. They offered fresh bananas and clementines the morning we were there. and there's an ice machine in the office. It was inexpensive comparing to nearby stays -and again they allow for only a one night stay. Clean and comfortable. Not sure I'd stay again unless the balconies are opened. I'm hoping the new owners will offer our "Rose" the upgrades she needs.

As someone who LOVED the Beach Rose Inn and has stayed here half a dozen times, I didn’t think twice about where to stay for my recent visit with family. I was horrified and embarrassed to learn the Beach Rose Inn I loved and considered a home away from home had been sold to new owners and was stripped of all its charm and coziness. It is run down, barren, and a low rate motel now. I booked directly through their website and had no indication things were different until we got on site. Rooms no longer resemble photos online or description. We booked 2 rooms for 3 adults and 1 infant as the double bed rooms were unavailable. We specifically booked 106 (as seen in 3rd image from website) as it had a seating area for my elderly grandmother in addition to the bed, as she hangs back while we go to the shops. The room looked nothing like the photos - there was a random splotch of like green paint on the wall like someone was testing out a new color, a/c was dripping on bed below - also looked moldy and unclean, decor was dated and didn’t match, carpet was stained, and most importantly the room that was described as “a comfortable suite with a queen size bed and seating area” in fact was a queen and a king bed with no seating area. Had the description been accurate, photos updated, and listing correctly advertised we only would have booked one room. We promptly addressed this with the front desk who had no valid reason as to why the expectation they set from their website was far different than the reality. We informed them we would not need the second room and they took back the room key - we never went to the second room, never opened the door - though I have no doubt that also did not match the photos/description on the website. When I stayed in the past rooms were identical to the photos. Though we never had access to the second room, we were billed for it. When the front desk took the key back they said they would speak with the manager about it all, this was Friday night at checkin. We encountered the same front desk person several times, specifically when the TV (the only amenity offered) was down for several hours. Never was it mentioned until we checked out and specifically brought it up and asked for amended receipt. The front desk offered a refund of 1 of the 2 nights due to “their mistake” - though this refund has yet to be issued by The Beach Rose Inn. I informed them I would be contacting my bank to dispute all charges due to the false advertising and the fact that we never had access to the second room during our stay. I work in customer service and am always polite and calm despite any issue with the assumption the business will want to “make it right for the customer” but that it’s clearly not the philosophy of The Beach Rose Inn. It was also explained that the only reason they would refund the second night was because they were able to sell the room to someone else - however when I walked in and past the front desk, it was stated “oh I

Small, Inexpensive and very clean. Near beach and places to eat. The trolley stops right in front. It was totally enough for me because I like to try different beaches, activities, restaurants and towns. Everyone at reception was very nice.

We got a call on our way to the hotel that the office was closed and out key would be left outside in the mailbox. It was there along with several other keys. The keys opened not only the room, but also the front door. NOT SAFE- with no one there anyone could walk in!! There was no elevator, so we went up the steep stairs to the second floor- and it was completely dark- no lights were working. It was so dark we had to use a lighter to see the small hand-written numbers. We got into our room- no lights! So we called and they sent a very nice young man out who struggled to find the problem. Throughout the hotel there was unfinished rooms, and obvious signs of construction. This was also scary not knowing if there was an electrical problem. When we finally got lights on, the room was awful!! Junk, damaged furniture, filthy floor, really cheap towels and the AC was so loud you couldn't have a conversation when it was on. There was a note on the back of the door in our room saying that there would be coffee "about 8am"- we left at 8:30am and no one was in the office yet. And they charged TOP DOLLAR!!!!! Will NEVER stay there again!!!!!!!
