It is a great hotel to stay at if you are solo traveling in Japan as the room are a little small. Therefore, having 2 person in one room might be a challenge.

Rather than a hotel, it is an apartment. There is only a smoking room, so I was prepared, but the cleaning was also done properly and I didn't feel uncomfortable. The cooking equipment is prepared in a set.
It's a little walk from the station, but there is 100 yen Lawson on the first floor, so it's not a problem with shopping.

Last time we talked about the need to charge a LATE CHARGE surcharge, as reported by TRIP customer service, the result is the same, because TRIP is paid through an intermediary.
The agent didn't know if he would ask directly or communicate with the hotel, so in the end I would rather go back early to check in and then turn back. So please pay attention to the surcharge for late check-in.
Staying in the same room on the next day is better than returning to the same room, but it is not a loss. Don’t ask for too much, because it is always a BACK PACKER. It is a B&B. There is a wash basin as soon as you open the door, and there is a microwave to reheat food.
Keep in mind that there is a long distance from Shinagawa Station to Reiichi, which takes about 15 minutes. If you see COMMENTS, you can consider taking Kita Shinagawa Reiichi, which takes about 5 minutes~

Considering the price, I am very satisfied with this facility.
There are not many inconveniences, and the location and environment are decent.
The facilities in Shinjuku Ward that I often use have large price fluctuations depending on the season, so the stable pricing here is very helpful.

A very good hotel, in Tokyo, where accommodation is very expensive, the price/performance ratio is very high. The owner is an old man who speaks English. Entering the room is really like a Japanese drama. The toilet and shower are shared, but don't worry, it's very clean and there are 3 toilets, 2 showers, and 1 bathtub. There are also Japanese handmade gifts at the door. In short, it's a surprise. By the way, don't stand at the door like me, push the door in, and press the desk bell to call the owner to check in. The only problem is that it is very close to the subway, so there is railway noise, but I don't mind it very much.

The location is good as it just take few minutes walk to the station. But the apartment missing a kettle, if a sofa in the lounge would be good. And there is no where to hang your clothes after washing, a clothing rack is needed.

It was with kitchen, tableware and cooking equipment, but I couldn't feel clean overall.
The switches in the microwave oven have oil stains that fall off when wiped, and the tableware was stored under the sink, but it didn't feel like they were placed very carefully. I wanted you to prepare at least a new dish sponge.
There are two stoves, but the cooking utensils are only one frying pan, a 100-yen kitchen knife with a dull sharpness, a dirty cutting board, and a frying return.
The vicinity of the washing machine was not very clean and I didn't feel like using it.
Considering the price, it was reasonable as a facility, but it lacked the cleanliness of the whole.
There were some poor points in the disinfectant at the entrance on the 1st floor, such as hand soap for some reason.
This time, it is used by two people, and it is not a person who doesn't care about the details, but it is still worried, and the use of the nervous person is not very much, but it cannot be recommended.
However, since the price and location are all wonderful words, I don't want you to make everything shiny, but I want you to be clean enough to not give you discomfort.
