The overall environment of the hotel is good, the room facilities are old but still clean. The big island is relatively primitive, it is not very convenient to travel, and the attractions are scattered. We chartered a car to travel to Kimu. This hotel is far away from the volcano and the sea of clouds.

The environment is beautiful. I walked along the beach at noon and saw two species of turtles. You can snorkel in the hotel, and there are free snorkeling equipment to borrow. It's a good vacation.

The room is clean and old, but it should have been renovated. It's not bad. There are few tables and no scales. It's a typical American style of covering the sheets, and the exposed quilt is disgusting.
The soundproofing is very poor. You can hear other people talking on the phone, closing doors, and the corridor clearly, not to mention the electric drills used for renovation on weekdays!
Parking is free.
The cocktails and meals at the beach bar are very good, and the service is also good. But! The reception attitude of Browns is terrible!

It's a very typical resort hotel, with an exclusive beach and a swimming pool. It's pretty good in every aspect. There's nothing wrong with it and nothing amazing. There is a foodland nearby where you can easily buy food.

We were there July 23-July 30 2025. Staff was nice and very accommodating. I loved the location in Waikoloa. But I agree with other reviewers the place is filthy. I couldn't even make myself take pictures of my room. Mold, rotting walls, stains, molded rotting caulk. I just felt grossed out. Carpets were filthy around the hotel. I will also say the pool was small in that they sectioned off a small bit for adults the rest was for families. I like an adults only pool so I can get some relaxation. The beach was a small crescent so there wasn't space there either. This would be fine as we had plenty of beach time, but the reason you book a Fairmont is for the luxury experience. This didn't deliver. Dining was expensive as one would expect, so I have no complaints about that, but quality was sub par. I will book at another hotel next time. I would skip this property until they do a thorough clean and restoration.
