Spacious three bedroom, one bath cottage with a 3-story boathouse overlooking the lake. Linens/towels/toiletries/plates/glasses/coffee cups/Keurig/coffee/grill propane included. The main cottage has a large kitchen with a full size refrigerator/freezer/stove/microwave/kitchen table, the 3 bedrooms (king, full, 2 twins) and bathroom (full tub and shower), and a walk-out patio with a grill, patio table and chairs. There are air conditioners in the master bedroom and boathouse living room and propane heat for cool nights. The cottage is attached to the boathouse via hallway where the deck or living room surrounded by windows offer the perfect setting to take in the lake and amazing sunsets. There is a recreation room in the lower level of the boathouse providing extra space to spread out, play games, watch movies or just relax. Down the stairs from the main cottage is a private swimming/sunning beach with access to the boathouse that is full of amenities to include: two kayaks, pool floats, sun chairs, beach umbrellas, and life jackets. It's a great, private place to take a swim or launch on a kayak fishing/site seeing cruise along the beautiful shoreline. There is no dock (predominantly west winds) but the front yard offers plenty of space to park a boat and trailer. There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles). In addition, we are just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available. Campbell's Bay Campground (6mi) is also close by for Pontoon, Motor Boat, or Canoe rentals. West Swanton Orchard (.9mi) is a great stop for apples, soft ice cream and souvenirs. Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away. It's a truly unique cottage centrally located within the best Pike, Bass and Walleye fishing grounds on the lake! For those who want a bit more adventure, the Canadian boarder is just 4 miles north. There is a nice small, waterfront town with several great restaurants called Venice en Quebec just across the border. Montreal is also only one hour north so bring your passports! Here is a rundown of additional restaurants and places of interest nearby: To the West: - Alburgh (4-8 miles) > Dollar General/On the Run Gas Station and Quickstop (4 miles) - Lake Champlain Islands Dining: North Hero House, Hero's Welcome, Ruthcliffe Lodge, McKees Island Pub and Pizza, Blue Paddle, Tikki Bar, (all about a 15 mile beautiful drive southwest through islands) To the East: - Swanton (7.5 miles) > House of Pizza > Shaggy's Snack Bar (famous fries!) > Hannafords, Dollar General, Aubuchan Hardware > McDonald's, Dunkin Donuts, multiple gas stations/quick stops - St Albans (15 miles) > Pie in the Sky (pizza, hot sandwiches) > Mimmo's Italian > Twiggs Gastropub (drink specials/live entertainment) > Jeff's Main Seafood > 14th Star Brewing Laundromat: One in Alburgh 10 min west and one in Swanton 10 min east. Large, very family friendly accomodations. We arrived on a very hot day and the air conditioners and fans were going full blast and it was so comfortable. Everything was neat and tidy. The view was spectacular. The kitchen has everything you need to prepare your own food. The host left coffee and bottled water for us, which was appreciated. It is quite dated but for us that was part of the charm. We enjoyed the game room and board games.

This was the first property we have stayed at where my first thought was, I could see us coming back here. The only real drawbacks to me were the lack of washer, dryer, and the AC wasn't really suffcient for 90 degree farenheit days(of which we had several). It would have also been nice if the lake wasn't low, but that's not the propery's fault!

We had a great stay in this lovely pet friendly home! It was a family vacation, two adults, 4 kids ages 17-21.The views were amazing!! The kitchen fully stocked, nice size bedrooms, living room, and play room. We loved the use of the kayaks and being lakeside. To get to down to the lake there were a lot of stairs, but we didn't mind and the kids loved it! Would definitely recommend, the host Josie was very responsive and friendly!!

Lose yourself on the lake This camp was perfect for our needs for a week on the lake. We had no difficulty settling in with our family of 4 and our golden retrievers in tow. The property is well maintained, the inside of the cabin was clean and inviting. It is roomy enough that we never felt crowded for space. Everything we needed to prepare meals or play down by the water was provided. The balcony was perfect for morning coffee, sunsets and yoga. The location made for a great base camp for the week, as we explored Burlington, Lake Placid and Montréal. The camp is in a very quiet locale between small towns. We found some great breakfast spots and a popular local creamee place close by. If you are looking to slow down and relax, this is a wonderful place to do it. We would absolutely return to this get-away on Lake Champlain.

Biking, Kayaking, Birding and Fishing If you enjoy any of these activities, check out this cottage near Missisquoi National Wildlife Refugee. Enjoy Lake Champlain with its s shimmers and sunset and so much to do at hand. Cottage is comfortable on a quiet street.

Short visit to Vermont We were in VT to find a place in Burlington to live, but used this cottage as home base. It is a cute, funky lake cottage that are not 5 star accommodations, but with views and lake access that are amazing. Josie was great to communicate with and answered all my questions right away. There was not one thing we lacked for. She thought of everything including a happy birthday banner and plates and napkins when I mentioned we would be celebrating a birthday. We were a bit thrown when we realized the area really didn't have any restaurants around...and the few pizza places closed at 5 except for one. It is extremely rural and peaceful.My adult kids loved the kayaks and my husband got to happily fish for hours after buying a license down at the market. I don't know if it was the fresh air or the super comfortable bed, but it was the best sleep I have had in a long time. If you want a peaceful place with incredible views, check this place out.

Lovely Week in Lake Chanplain My husband and I had a wonderful stay with our two pups at the cottage on Lake Champlain. We were able to let the dogs swim on the rocky beach, launch a boat with my in laws down the street, and walk to the market for bait and snacks. The house has a large kitchen, many beds for a number of people, and areas to spread out if needed. Josie is a wonderful host who is responsive and dedicated to making your stay wonderful. We would book again.

Stunning! Amazing views and incredible property! The kids enjoyed the water and all the supplies in the boat house that came along with it! The kayaks were a huge hit. Very peaceful and relaxing for nightly campfires on the beach. Very clean house with all essentials provided. Would definitely book again!!
