Had a wonderful experience with family at the Philipburn Hotel. Adrian and his army of staff really went above and beyond to make our stay a truly unforgettable experience. First class service, food was excellent and the rooms were immaculate. The Hotel and grounds are stunning with some gorgeous quirky little touches. An absolute Gem of a place within the Scottish Borders. We will definitely be back again. Thank you all so very much.

Just back from a lovely short break in the Borders staying in the Philipburn hotel. We chose a garden room and were allocated Room 20 - it was spacious, extra large bed, super comfortable mattress and topper, and great pillows. Two comfortable arm chairs where we could sit and take in the view down to the garden through the large patio doors, or we could sit outside on the garden furniture on the private decking. The room (and the whole hotel) was spotless. The room even had a fridge, large enough for a couple of small bottles. Good sized spotless bathroom with lots of towels. Good electric shower with lots of hot water. Breakfast is quick and efficient. Pre-order means that you can choose exactly what you want with minimal waste to the hotel. We tried the full breakfast, kippers, porridge and the continental options over the three days. It was all hot, fresh and spot on. We heard other guests commenting the same. We ate in the restaurant on two of the three nights - the quality of the food was excellent. Staff were chatty and attentive and keen to please. Can't go wrong with three courses for £30 and a very reasonably priced wine list as well. Don't let the pre-ordering put you off - fill in your choices in the morning or if you are out and about send an email in the afternoon and it is all sorted. Gardens were extensive and immaculately kept. It was nice to sit by the lawn in the sun, or wander round through the trees pre or post dinner. Each morning we got some fish food from reception to feed the fish in the pond. Thanks to everyone at the Philipburn - Adrian, Graham, Declan and all the other staff who's names we didn't manage to catch.

We had accommodation booked elsewhere, but due to my disability it was unsuitable, very steep , winding stairs, no railing.. Adrian really went the extra mile for us and gave us one of the garden lodges nr 18. It has a lovely disability friendly shower, much appreciated after the day we had, and we also had access to a lovely private garden. The rooms were clean, the beds were comfortable, and it was very quiet. The breakfast was amazing. One has to order in advance, a great idea to order exactly what you want, which leads to little food wastage. There was a good choice offered, and it was very tasty. We didn't have dinner in the hotel as we felt we wanted to explore our surroundings and not be bound by the clock. We loved the individuality of the hotel, a bit eccentric , yet charming owner.. A gem easily missed in these often sterile times, we will be back...

Nice location and easy to get to, had a nice pint with the owner Adrian when coming back in from a night out at a friends party. Nice to hear about the buildings history. Only little constructive criticism is that the room was a little too hot, had to open windows, maybe it was just cause we were on top floor, but other then that brilliant stay would definitely return

Visited the hotel over the space of 3 weeks and I was well looked after every time , the hotel is spotless and room are very spacious , Adrian the host is a pleasure to deal with and will always try and go the extra mile to make your stay a pleasant one The food is nice but I’m not a fan of pre ordering however that’s my personal choice but I totally understand why the hotel do it and it works for them All in all a fantastic stay Hotel 10/10 Service 10/10 Cleanliness 10/10 Food 8.5/10 Great job Adrian and the team and hope to return in the future

I recently stayed at the Philipburn Hotel in Selkirk, hoping for a relaxing stay that matched its 4-star rating. While there were some positives, I left with the sense that something was fundamentally "off" when assessed against what one expects from a hotel of this grade. To start with the positives: my room in the garden block at the rear of the main hotel was exceptionally spacious and comfortable with parkingright outside. It featured a mini-fridge, two armchairs, desk and a large bathroom on an upper mezzanine level. Wi-Fi was fast and reliable in room and throughout the property. The sliding doors opened onto a terrace, which at first seemed ideal, but the view turned out to be of the roof and wall of the function suite. That contrast between initial promise and disappointing reality became something of a pattern throughout the stay. On my first day, I requested a sheet instead of a duvet due to warm weather. This was quickly arranged and appreciated. However, the following day, housekeeping replaced the sheet with a duvet again without asking. This suggested a lack of communication or attention to guest preferences. The large garden is generally well kept, although this impression was undermined by the presence of a discarded chest freezer at the entrance. This contributed to the hotel having an overall neglected feel that was difficult to ignore. A great deal is made of pre-ordering meals. In principle, this should allow the kitchen to prepare food fresh and reduce waste. In practice, it did not deliver. The steak pie I was served had thin, hard pastry that I was certain had been pre-plated well in advance and reheated in a microwave. The scampi, chips and peas served another evening were clearly from a frozen catering pack. Acceptable perhaps in a pub, but underwhelming for a hotel with a £27 prix fixe menu. Breakfast followed the same rigid structure. Guests are required to pre-order every item individually, including the exact number of rashers of bacon, eggs, or hash browns. This made it feel more like filling out a form for a school packed lunch than sitting down to a hotel breakfast. The croissant was clearly from a catering pack or supermarket; I was thankful I had thought to ask for two rashers of bacon! Staffing was very limited. I had to wait several minutes to be seated at breakfast, which only added to the sense that the hotel is operating below the standard expected. A 4-star hotel should have enough staff on duty to provide basic attentiveness. There was an almost comical number of 'do not' notices and signs placed around the grounds; even the umbrella in the wardrobe had a label reminding guests it was for hotel use only, as if guests were likely to walk off with it. The welcome pack included a peculiar letter from "The Management" advising guests to check their bills carefully and implying any errors would be their own responsibility. It was a very odd tone to strike! Altogether, these may seem like small issues
