well, a mixed bag... handy enough location for Selkirk, gardens are pleasant, rooms are generally OK, breakfast was very nice and host tried very hard to look after us at Breakfast although I'm not a fan of having to have a specific time or pre-order what you want, but understand when the hotel is quiet. In fact, we were the only guests staying, which felt 'strange' We cancelled dinner because we didn't want to pre-order food, and then eat alone in the restuarant, and hotel was closed on arrival, which we didn't feel very welcoming.

Lovely quiet hotel with the best breakfast I've ever had. Beautiful local ingredients cooked to perfection. So big we didn't eat again till dinner. The homemade steak and ale pie was like vely, full of tender meat and really took some finishing. My wife's fish and chips were cooked to perfection

I stayed here with work colleagues on the 19th of march 25, what a place it was so nice from the standards of the rooms and hotel and friendliness of all the staff. the room was really large and a massive bathroom with a jacuzzi bath and separate double shower. The evening meal and breakfast are well worth the money. I would recommend staying here if in the area. and will defiantly be back.

I had the please of staying here whilst working locally. It makes a really pleasant change to be welcomed with a genuine smile (thanks Adrian!). Lovely character hotel rather than the bland corporate nothingness of most chain hotels. Fantastic food and a menu with specials that changed regularly which was a bonus for a frequent stayer too. Thanks Adrian and Team, your efforts were appreciated and I will definitely be coming back.

Excellent stay at Philipburn House Hotel. Adrian was very welcoming, friendly and helpful. Lounge area comfortable and warm with interesting decor and plants. Food was very good and reasonably priced. Room was well furnished with mezzanine sitting area and balcony.

Stayed here while working on a project locally - I was welcomed by Adrian & instantly made to feel welcome. Nothing was too much trouble & the team went the extra mile to make my stay relaxing & comfortable. Hotel has character with a great atmosphere & comfortable rooms which are all different. The food is excellent with 'specials' that change daily which is a bonus when staying multiple nights / weeks. The hotel also offers EV charging.

I stayed at the hotel whilst working on a project near by. It was a treat to know that when returning back to the hotel each evening we would be well looked after by Adrian and the team with great service offered by all the staff and nothing was too much trouble for them. Food was excellent and always well prepared, the rooms were very clean and had a relaxing atmosphere. I would definitely recommend this hotel if you are in the area. Great hosts
