Our arrival at the hotel was rather pleasant. We left for two hours to visit Butrint Park and upon our return we realized that we had been STOLEN FROM OUR LOCKED ROOM OF €200 (which was in my bag). We notified a (bald) employee who told us not to call the police and that he would contact his boss, he would look at the cameras with him. He seemed annoyed when we asked him to repeat because we didn't have a great level of English mixed with Albanian. No empathy or kindness from him. He suspected us more of having forgotten to lock the keys or of having lost this money. As we expected, 2 hours later we saw him again, and he told us that we could call the police, but that it wouldn't change anything, that there was nothing on the cameras. On top of that, we now had to pay for the room immediately. Please note that the cameras are absolutely not present on the visibility of the rooms, entered by multiple possibilities without passing in front of the 2 cameras of the reception. No excuses from anyone. - The room has a tiny bathroom, with a very small shower that floods it. - The terrace of the room where you cannot settle there overlooks a pseudo forest but without visibility. - Cobwebs and spider present, rust stains or I don't know what on the mirrors. - Old unplugged fridge, dirty placed on a chair in front of the bed. - The famous "slippers" are old plastic flip-flops. Finally, for those who want to visit the archaeological park, you might as well go to Ksamil (5 minutes by car) than spend the night in this hotel. Especially since there is nothing else to do around it without taking the car.

The food all in all would not even be bad, but here the professionalism and attention to the customer do not even know what it is. I advise the owners to train their staff to the best. I also have a nice room why set up outside for the bee products (another problem) since I am allergic I was about to go.

Our guided tour of Butrint included a meal at the Livia. We were advised to pre-order our food to assist the restaurant, due to the number of people entering at the same time. My husband ordered the fish, my son and myself ordered the chicken. Bread baskets, plates of salad, tzatziki and feta cheese were placed on the tables to share. These seemed fresh and tasted good, although we did have to fight off the flies who were circling constantly during our meal. The main meals were less pleasant. The chicken was very tough and almost rubbery. The fish (the type of which was no specified) was pleasant tasting, but it was quite difficult to eat due to the vast numbers of bones inside - the fish was served in full, with no filleting. Both options were served with stone-cold carrots, potatoes and some sort of slimy cucumber which was not appealing. The waiters were working hard, especially given the number of people they had to feed, but they did not offer up menus for people to select drinks. When another guest on our table requested information on the price of a beer, the waiter blanked them and simply returned with a beer - which then needed paying for. Not ideal. There were also a number of cats and dogs running about the restaurant. They seemed friendly but they continually pestered guests who were trying to eat, begging for food. One of the dogs was particularly smelly; a member of staff said that the dog loved to jump in the lake and that was why. It is very well positioned if you are visiting Butrint, being walking distance from the entrance of the archaeological site, but it wouldn't be my first choice and I would suggest that it is worth travelling a little further when looking for a meal.

unique hotel located right next to the Butrint site, in the greenery. Large shaded terrace in front of the hotel. Car park. Quaint hotel, somewhat flashy room/suite. Only restaurant near this site but alas! the staff is not up to standard and lacks professionalism. Effort to make on the cleanliness of the tablecloths.

We had a dinner at Livia twice during our holidays and we really enjoyed them. The staff and owner are very friendly and they have a lovely dog if you are lucky enough to meet him. Restaurant is tidy and clean in a lovely environment and very close to Ksamil. Is also worthy visiting Butrint Archaeological Park which is right next to the hotel. Definitely recommended!!

This hotel is the most convenient for Butrint Archaeological site. However it is sad and rundown. Maybe when it was refurbished over 10 years ago, it was ok, but on arrival, we wanted a shower. The bathroom was tiny. The shower tray has no curtain or glass sides - I. Fact, when you sit on the loo, your feet are in the shower tray! As soon as the shower was turned on, the shower hose attachment shot off, and water sprayed everywhere. We reported this to management, and a very nice young man who spoke English came to see the problem. He claimed to have fixed it after much thumping and banging, but what was really needed was a replacement hose. The next morning, the shower hose shot off again. When we mopped up the water using towels, it became apparent how filthy the floor was. This place is so run down and tatty, poorly managed (think Fawlty Towers). Food poor. Avoid!

Excellent hotel, amazing food and very helpful customer service. We stayed in the suite with balcony which I highly recommend if you can get it because it was very pretty, comfortable and clean with great views. The breakfast was great (we tried the eggs, omelette and toastie all of which I recommend) dinner was also very tasty with lots of options.
