Negative 100 points. Terrible... The worst room I have booked in more than ten years of staying in hotels. I paid more than 1,800 yuan a night for three nights. The room did not have a bathroom and had to be shared. The point is that this room was like a semi-basement, cold and damp. The sound below was very loud when walking upstairs. There was a train passing nearby, which was like an earthquake! I couldn't sleep at night. I asked the store if I could check out early, but they didn't agree. They didn't respond the second time and said that I could increase the price to change the room. The increased price was more expensive than the original price. It's really a scam...

Very expensive for a B&B. Nice spot in the Castro/ Mission district near Dolores Park. Well-maintained & reasonable management. Lots of stairs to go up into main house lobby — wrought iron gates with intercom to buzz to get entry into property. Try to get a room in the older main house to minimize stairs! No AC. They have limited parking spots behind the two B&B houses (access from Dorland St) for US$35./day plus tax which is a steep price. Make sure u book a parking spot in advance. Beautiful garden courtyard in the back. Sadly we never got to use it. Try to get a room that faces the other “house” or the backyard - quieter. We had a front room Deluxe King Room 36 which looked nothing like the sample room photos (only one Room 24 w courtyard view, sofa, coffee table). We got a smaller room approx 290sf vs what we paid for 32sq.m, 344sf, no closet just small armoire to hang a couple of things, no sofa, no coffee table, no balcony. They were kind enough to give us a refund for the price difference between the Deluxe King we booked & the Standard King we got. Had to ask for them to vacuum room. Found tissue under headboard/bed, dusty. Not the kind of room you would want to spend much time in —teeny tiny TV, faced front noisy street with electric bus passing by. No screens in windows so had to close windows at night to keep critters out. Bed was ok. Pillows were synthetic & lumpy. View was of electric lines & school across the street. Beware some electric outlets. One was burnt out. Breakfast was repetitive but nice to eat in a lovely breakfast room or outdoor deck. Hard-boiled eggs, muesli, fruit, muffins/ carbs, American coffee, juices. Fortunately SPRO café was next door if you need a great cappuccino or chai latté! Very beautiful guesthouse, every corner is decorated with details. Love the dining room with the garden view. The place is located in a quiet neighborhood, quite safe to walk around and a lot of nice restaurants, cafes and bars on the Valencia street, which is 10 mins walk away.

This property was so nice in so many ways. The managers have spent such care with restoring and maintaining the decor in a way that honors a more traditional style suited to a property >100 years old, while also being modern and fresh. The garden and flower arrangements are prepared with exceptional care. Our room was comfy, good internet, and pricing was decent for a nice central location in SFO. Mark made check in easy and was very friendly and helpful with recommendations.

We always stay here whenever we visit SF--it's like a home away from home. The rooms are so comfortable! They technically offer a self-serve "Continental" breakfast, but there are sooo many fresh options (HB eggs, cereal, yogurt, many types of fruit, pastries, toast, bagels, endless toppings, juice, coffee, tea, etc.) we more than fill up for the day while enjoying the charming sunroom/breakfast room overlooking the gorgeous gardens. They generously provide umbrellas whenever it's misty or rainy, and graciously accommodate us even if we arrive after hours. We are usually out & about during cocktail hour, but they do offer wine & cheese in the evenings. The "J" line street car is just outside which can whisk one throughout the city, and Dolores Park, the Mission and the Castro districts (& countless fabulous dining options) are just steps away. Unlike many modern hotels with stark, unwelcoming lobbies, the Parker House has a beautifully decorated and inviting living room in each building with generous seating that invites one to gather with friends/family or enjoy a good book or laptop scroll. Fabulous boutique hotel--you can't go wrong staying here.

We have stayed several times and Parker Guest House never disappoints. The breakfast is very nice and for the first time we tried the happy hour, which had a great choice of wine and cheese. Our son used to live on Church Street, but recently moved. We prefer Parker over any other option and decided to continue to stay there and just take a ride share over to his new place.
