Very expensive for a B&B. Nice spot in the Castro/ Mission district near Dolores Park. Well-maintained & reasonable management. Lots of stairs to go up into main house lobby — wrought iron gates with intercom to buzz to get entry into property. Try to get a room in the older main house to minimize stairs! No AC. They have limited parking spots behind the two B&B houses (access from Dorland St) for US$35./day plus tax which is a steep price. Make sure u book a parking spot in advance. Beautiful garden courtyard in the back. Sadly we never got to use it. Try to get a room that faces the other “house” or the backyard - quieter. We had a front room Deluxe King Room 36 which looked nothing like the sample room photos (only one Room 24 w courtyard view, sofa, coffee table). We got a smaller room approx 290sf vs what we paid for 32sq.m, 344sf, no closet just small armoire to hang a couple of things, no sofa, no coffee table, no balcony. They were kind enough to give us a refund for the price difference between the Deluxe King we booked & the Standard King we got. Had to ask for them to vacuum room. Found tissue under headboard/bed, dusty. Not the kind of room you would want to spend much time in —teeny tiny TV, faced front noisy street with electric bus passing by. No screens in windows so had to close windows at night to keep critters out. Bed was ok. Pillows were synthetic & lumpy. View was of electric lines & school across the street. Beware some electric outlets. One was burnt out. Breakfast was repetitive but nice to eat in a lovely breakfast room or outdoor deck. Hard-boiled eggs, muesli, fruit, muffins/ carbs, American coffee, juices. Fortunately SPRO café was next door if you need a great cappuccino or chai latté! Everything in my room was immaculate. Cleanliness is very important to me. This is why I gave it an Excellent rating. The staff was courteous and helpful. The breakfast offered a variety of breakfast type foods which were tasty and nicely displayed. The only things that didn't work for me were the sole grab bar in the shower. It is placed very high on the wall, and in an awkward spot. The towel rack is also very high on the wall, and there isn't any room in the bathroom to place essential products or cosmetics. These issues are important to me but may not be for you. But if your priority is cleanliness, I can highly recommend Parker Guest House.

My wife and I ,along with Family, have now stayed at the Parker House numerous times. It's are go to venue while in San Francisco. Great location...well laid out and best part it's staff! Our home while in San Francisco!
