Simply stunning hotel - I simply do not understand the negative reviews! Gorgeous approach down the drive to a beautiful country house. Reception clearly labelled - kind friendly helpful young lady gave us all the information that we needed then even took in our luggage and carried it up the stairs - I felt a little guilty but I had admitted to having a heart attack a few months ago so really appreciated the kind gesture. Room nicely furnished with quality individual items so very different from the hotel chains. Well done! So clean, in fact that for the first time in 30 odd years of hotel stays we took to removing our shoes as soon as we opened the door! Clean bathroom with quality fittings - beautifully tiled professionally floor to top of walls - importantly the wc looked like it was brand new - so important. Breakfast was freshly cooked and was of high quality ingredients - quality over bulk and nothing kept heated again so different to the chains and their buffet offering. We are a very quiet couple and the lady attending to us was polite and professional and friendly without pushing it - just right in fact. We are here for four nights but are so impressed I couldn’t wait any longer and have left the review early. Some of the approach roads are narrow but the staff helped guide me to the best road

I stayed at The Rose in Vale while on a short break during the May bank holiday weekend, meeting a colleague who was visiting his father at St Ives. One of the main reasons I chose to stay here was the location & the fact it is pet & child free! If you want a good, quiet night sleep this hotel is ideal. I arrived too early to check in on the Friday, but walked to the local pub for a drink & bite to eat, when I returned my room was ready. I chose the cheapest room however it was pretty spacious & spotlessly clean, tea / coffee in the room plus some very tasty biscuits! On the Saturday I walked into Perranporth, there is a public footpath that runs adjacent to the hotel, it comes out in Perrancoombe, then it’s a quiet residential road the rest of the way. The same afternoon we walked to St Agnes, this was on a main road which is unpaved so not recommended. We used St Agnes & Daz cabs on the return journey. One other point poor phone signal (Vodafone) but excellent Wi-Fi (free) throughout the hotel so that wasn’t an issue. Like they say on their website, which is very informative, it's an ideal base for visiting Cornwall. I hope to return again soon with the wife & make use of their outdoor pool.

Didn't stay here, thank god ...! The most obnoxious people you would ever wish to.meet, if this is how they run their hotel then beware! No consideration for guests across the road staying in Rose in Vale cottage which has limited parking. We parked our vehicle outside the owners hotel grounds and they got really upset .... these kind of people think they own Cornwall! We never saw any guests using the place ... what does that tell you? Steer clear as its evident they are not very friendly (the owner, his wife and daughter/hired help??).

Please avoid this place, the woman in charge is dreadful and has the attitude of a spoilt child as you’ll notice with how the manage responds to negative reviews in here! breakfast was sub-standard to say the least, not worth the money. Save yourself the hassle and book a premier inn

Fabulous, friendly hotel in a quiet setting. Staff are so friendly and the service excellent. We stayed here for three nights and enjoyed the tranquil environment that this hotel has to offer. The breakfast was freshly cooked and the buffet was ample for our needs. Rooms spacious and comfortable with spotless bathrooms. Would recommend this adult hotel to anyone staying this area.

Myself and my wife recently stayed at this delightful hotel, situated fairly close to St Agnes and a few miles from Peranporth (bus stop also available within half a mile of the hotel). Ideal location for access to the stunning Cornish Coast and a visit to the old Wheal Coates mines, which is a must as is Peranporth beach. We stayed in a very modern part of the hotel on the ground floor which was a very generous size and the underfloor heating was a lovely touch on a cold day. We especially loved the fully tiled walk in shower which refreshed and recharged us for a full day of Cornish exploration. Sadly due to our tight travel itinerary we were unable to partake in an evening meal or breakfast, which we would have loved to try, maybe next time as we will be back when visiting the South West. We would thoroughly recommend trying the Rose In The Vale Country House Hotel. Tip:Care is needed on the narrow local lanes in the area, lots of parking available at the hotel and nearby public transport an option. Local pub with food also available within half a mile.
