We stayed in the four bedroom townhouse, called The House. As the weather was due to be very hot during our four night stay, we had asked for fans to be put in each room. That was done and extra fans in the kitchen and lounge area. We were very grateful they were there as the two bedrooms on the top floor were particularly hot. All rooms had nice clean bedding and towels. Unfortunately all of the double beds were metal-framed and incredibly creaky. The two bathrooms were clean and fairly well equipped although a towel rail of some sort would have been useful in the top bathroom. We were surprised that no one came in to empty the bins during our stay - we didn't need anyone to clean but the bins were left full to the brim. There were a couple of things we had to go to Reception and ask for - a decent iron as we were staying there for a wedding so all needed to iron shirts etc. But that was given to us and also a steamer which was very helpful. The kitchen was slightly lacking in certain accessories - for example only three mugs for 8 people. More wine glasses would have been useful too. A lovely house for friends/couples to share but the creaky beds really need sorting out. There was some sort of work area immediately outside the lounge which was very noisy on Friday morning - appreciate work needs to be done around the various hotel rooms etc but we were not made aware that this would be happening and it was quite intrusive on a couple of days. Reception staff were very helpful - parking costs need to be made clear in advance of booking as were were told the space for The House was free of charge, then latterly asked to pay £10 per day. After discussion this was waived. Overall, a nice house, just a few tweaks needed.

The staff member who checked us in was friendly and professional . It went downhill from there. Our room was really cold as if the A/C had been permanently on. We tried to use the wall controls to adjust the temperature but nothing happened. We tried to turn on the heated towel rail to give the room a boost this wasn’t working either. We reported the issues to reception. Staff tried to adjust temp via ipad to no avail. We said we were going out to eat and were reassured the room would be up to temperature on our return. When we got back to our room later on the room was exactly the same, cold. We went down to reception and were told the manager would come and speak to us . A member of staff, not the manager, came up to say they had ‘reset’ the boiler and to give it half hour. Nothing could be done with the towel rail. Half hour later I rang down to say the room was still really cold, the guy on reception apologised but said nothing could be done until the next day when we were leaving anyway. The hotel had a wedding reception and there was noise until late, we asked to move rooms but the hotel was full so this wasn’t possible. On checkout I again mentioned the issues with our room - temperature, noise and also the cleanliness of the room, I showed a photo of the thick dust on the lamps and bedside tables. The pvc was also peeling badly on the headboard. The whole room looked very tired, different to the images on the website.. seemed like a room that wasn’t used much. When checking out I expressed our disappointment- for in excess of £150 without breakfast we hoped for better. We saw no manager throughout our stay and nobody made any attempt to make amends, I gave the hotel a chance to address the issues by emailing on our return home.. I received no reply to my email. Very disappointing stay and response from the hotel. I will not embarrass any body at the hotel by posting photos of the room but I suggest that future guests check the room they are allocated and if bothered by noise, check whether a wedding is planned for the time of your stay.

Modern hotel in very good location near High Street and the Pantiles. Room rather oddly shaped , presumably as they have shoe horned them into an old building. Comfortable bed , well fitted shower room , good linen and towels. There is a Brassiere attached to the hotel but is not open on Sunday evening or Monday and seemed expensive, fortunately there were a few other options on Sunday and Monday in the high Street. I would say they run the hotel on a “skeleton” staff, for a supposed four star hotel we were left to struggle with our bags into another building up stairs into the lobby which had a lift but at 83 and 75 we expected some help. Parking is a real problem we paid £12 a day to park in a small private car park five mins walk along the road. It was fine but we wouldn’t stay again.

We stayed over for a 40th birthday. The room itself was lovely but upon returning from the party there was a half naked Irish man crashed out on the floor right outside our door and he had pissed himself so the floor was all soaked. You can’t put too much blame on the hotel for this but it was just their lack of empathy and hospitality after. No one came to our room to apologise the following day and even on checking out it was not mentioned. I get they can’t control the actions entirely of their guests but ultimately they are somewhat accountable for them and their actions whilst they are staying with them.

We treated ourselves to a one-night stay in the Junior Suite (second floor) and it was magnificent. Elegantly furnished, lovely layout, spotless, and most spacious. Add to the fact that there were all the mod cons (air conditioning, USB wall sockets, etc.) and complimentary minibar, we could not have asked for anything else. Although we stayed off-peak, we were still pleasantly surprised at how good value the room was. It‘s not just a 5/5. It‘s a 10/10.

My wife and I stayed here for a week, along with 19 others for a Coopersmith's Spring tour of Great Houses and Gardens in Kent and Sussex. It was a major selling point to be able to stay in one hotel, and do day trips via coach. The interior of the hotel looks very new, but stairs are unavoidable to rooms and for meals, even with multiple elevators. Rooms are comfortable and quiet, and loos are fine with plenty of hot water via rain showers. Kitchen seemed understaffed during most of our stay, with service delays. Available fruit for breakfast, other than ordered as a tiny side, was available on only a single dinner plate, enough for one person at a time. Dinner menus were very narrow, perhaps because we were part of a tour, featuring burgers, and oddities like dry smoked fish on top of risotto. There are great restaurants very nearby, so, if we were to come on our own, we'd skip hotel meals.

An Outstanding Stay – All Thanks to Claire! I had a fantastic stay at Warwick One Hotel in Tunbridge Wells, but what made it truly unforgettable was Clare – an absolute superstar. From the moment I arrived, Clare welcomed me with such warmth and professionalism that I felt right at home. She went out of her way to make sure everything was perfect – from offering great local tips to checking in on me during our stay. Her attention to detail, positivity, and genuine care are rare to find. Warwick One is a lovely hotel, but it’s Clare who sets the experience apart. Thank you, Clare, for being a shining example of brilliant hospitality. I'll absolutely be returning – and recommending to everyone we know!
