The room is fairly clean, and the location is good. Amenities included in the price is decent. Unit is equipped with condominium-issued furniture/appliances. That being said, it's very basic and mostly self-service which is why I'm giving it 3/5 stars in this area. (which is not bad if you want privacy, would like an apartment-style experience, and can manage well enough on your own).
We were told to take out the trash on our way out and drop the keys in the mailbox. Nothing too exaggerated.
In general, SMDC condominium units like this one have problems with pest control--not at the fault of the owner. They kept the unit as clean as they could. But we've had a number of "visitors" during our stay.
It's a good consideration for people on budget. I think it's convenient and reasonable for the price.

Our stay at Grass Residences Tower 3 was overall a pleasant experience! The unit was cozy and comfortable, and the location was superb - it's connected to SM North via a convenient walkway/bridge, making it easy to shop and dine. The security was good, giving us peace of mind during our stay.
The agent we worked with was nice and helpful, although responsiveness could be improved.
One thing to note is that while the property has great amenities, they aren't included in the package. Each use of the swimming pool costs PHP 150 per head a day. Additionally, be sure to include ALL guest names when booking, as we learned the hard way that even if the unit accommodates up to 4 pax, anyone not listed won't be able to use the pool amenities. We only provided 3 names unfortunately for some reasons, and our 4th family member wasn't allowed to swim (at first) which was a bit disappointing, but thankful to the agent because she helped us resolve the issue. We still had a great time and would consider staying here again. Overall, a good experience!
