Casa Anita is an absolute disappointment, and I genuinely can’t understand how it’s still in business. The Only Redeeming Factor? Housekeeping. The only positive thing about this place is the housekeeping staff. They somehow manage to keep the hotel clean, despite it being old, outdated, and in desperate need of renovation. They’re friendly, but unfortunately, no amount of kindness can make up for how terrible this place is overall. Horrible Management The manager, Karen, is downright awful. Cold, unfriendly, and completely lacking in personality—she makes the entire stay uncomfortable from check-in to check-out. She gives off major Nurse Ratched vibes, and it’s a mystery how Casa Anita survives with someone like her representing them. Rooms Are Depressing & Unlivable    •   The rooms are dark and dreary, with no windows since the hotel is built into a mountainside.    •   Furniture is ancient and uncomfortable—clearly nothing has been updated in decades.    •   The kitchen appliances are a joke—our toaster didn’t even work, and the pots and pans are so cheap that dollar store cookware feels luxurious in comparison.    •   No ice trays were provided, so forget about having ice. Pools? More Like Ice Baths    •   The pools are completely useless—they’re in the shade all day, so the water is freezing cold.    •   The lounge chairs are nasty and falling apart.    •   Pool towels? Not provided. Useless Amenities    •   The TVs are ancient—first-generation LED models that only get one channel. The remotes don’t work, so you’re stuck using the buttons on the TV itself.    •   Wi-Fi is an absolute nightmare—half the networks they give you don’t even exist, and the rest are so slow they constantly disconnect. Non-Stop Noise    •   If you value sleep, don’t stay here. The road in front of the hotel is the only road south, and the noise is constant and unbearable. Final Verdict? Avoid at All Costs Casa Anita is a complete disaster—from the rude manager to the horrible amenities, outdated rooms, and awful location. The only people worth appreciating are the housekeeping staff, but they’re not enough to make up for this miserable experience. Do yourself a favor and stay somewhere else.

Too Long, Didn’t Read: Would NOT stay here again. Not all rooms have AC so beware! Way too many stairs and no elevators. WiFi doesn’t work inside the rooms. Our first room had NO AC, our view was okay but we could see other balconies and they were so close. There was no privacy. So we got lucky and paid to upgrade to a room with AC or else we probably would’ve left. Bathrooms have “windows” which are just openings that don’t close so your privacy isn’t great. Rooms are old. Depending on your room your balcony will be in direct view and proximity of other balconies. The area is okay it’s central to the Romantic Zone and close to the beach but it’s by a road with lots of traffic so it can be dangerous to cross. There’s better hotels in PV especially for the price.

Great hotel on the hills of Amapas, walking distance to the beach, Olas Altas and the Romantic Zone. The views are amazing, and you will find a charming hotel with a Mexican style. Two pools, parking and lots of places to sit and relax. Highly recommend it.

When I reserved with *********** they neglected to divulge many important facts, mainly: 1. There are 128 steps up to my room! Yes! That is NOT a typo…one hundred and twenty-eight steps. This place is not for the aged or faint-of-heart. There are NO ELEVATORS, and It took us a long time to climb the dark, dank, tunnel-like stairs, not including the maze of landings and myriad corridors and hallways. The next morning, we lay in bed in agony chewing Tylenol! 2. You will pay a 50% deposit fee in US$, via a 3rd party Mexican collection site, that is difficult to deal with, and *********** were of no assistance. Plus, when checking in, they request the other 50% right away, and all is NON refundable! Then you have to pay another 500 Mexican Pesos CASH refundable deposit to get your TV and AC remotes. 3. We upgraded to a 2-bed, 2-bath suite which was great because one bathroom stunk of sewer, and one bed was a terrible bag of coil-springs, so at least we had a choice. AC was only in the bedrooms, not in the main living, dining and kitchen areas. 4. One pool is closed for ‘repairs’, the other is the size of a hot tub and is covered in scaffolding. All over the place is construction material as they are trying desperately to upgrade electrical systems. All 30 hotel rooms are currently for sale as condominiums, good luck! So, the hotel business is now secondary. This was a meeting place previously for Canadians vacationers, but they’ve abandoned it apparently because all the occupants during our stay were Mexican locals. I will NOT return to Casa Anita and I will NOT recommend it!

Do not go there! The photos on the website look good - and the view is good. But the rambling group of rooms on the steep hillside are VERY shabby. After carrying our luggage up numerous narrow stone stairways, we were very disappointed in both of the rooms: a regular room and a "Junior Suite". The furniture and appliances were very old . Upholstery was torn, beds were small, sagging and with stained bedspreads. After many calls we found another place to stay, but were not refunded any of our money. My lesson in this is to view the rooms before making final payment.

Apartment 3 is a dump! Microwave is half on the counter to enable it to plug in. If you want toaster…unplug microwave. 83 cobble steps down…same going up. The rat hole was clean and the staff are lovely….still a dump! Spend more and get better. Pool is the size of a hot tub.

A great view of the ocean. Within 5 to 10 minutes walking distance to most restaurants. 15 minute walk to beach. Room spacious with all basic amenities. Nice and private with own balcony. Nice and clean. Staff very helpful and pleasant. We have stayed here a number of times and really have always been satisfied. Highly recommend.

We stayed at Casa Anita for a week and enjoyed our time there. The accommodation is not modern as far as decor goes, and we had various little problems - a torn curtain that needed replacing, a terrible smell from the drain in the bathroom that we reported and was partially taken care of, the main lounge lighting fixture didn't work, only a container of pepper in the kitchen as far as condiments went, old towels, balcony doors were not clear but had permanent condensation inbetween the two panes of glass which gave them a misty look, and no containers for storing food. But putting these aside we had a great view from our studio, there are 2 pools on the property (one large and one more like a jacuzzi size), friendly staff, easy check-in, help with our luggage to/from our studio, and lovely cleaning ladies. The one thing prospective guests need to be aware of is that there is a considerable climb to get to studios and apartments. We were on the 3rd floor and there were 105 steps to our studio. Above us were 2 more floors!!! So this isn't a place for those who have problems walking or get short of breath easily. And carrying suitcases up and down puts considerable more strain on you. There was a reasonable amount of traffic noise as Casa Anita is situated on the busy main road heading south out of PV. There wasn't air-conditioning in our studio but we didn't need it. We had 2 ceiling fans and there was decent flow of air through the balcony doors. The location is great and was minutes walk to various restaurants, shops, hospitals, spas, and the beach. We made friends here too, which was an added bonus. We also enjoyed watching whales frolicking in the bay.

We booked 3 nights and left first thing in the morning after the 1st night, without a refund! It was better to forfeit the money then to spend another hour there. Believe all the bad reviews. Pros: the view is decent. Cons: Room A15 1. Sewage smell coming from the shower drain. We had to put a waste basket on top of the drain to limit the smell. We couldn't even brush our teeth in there is was so gross. 2. The bed was two lopsided twin mattresses put together with uneven hight, springs coming through and ancient linens. The bed was too old 30 years ago. Pillows old and gross. Impossible to sleep. Shameful. 3. The couch was broken. It had some random cushions from other furniture as the base cushions! Can't even sit on it let alone lay down on it. 4. ZERO internet (barely some internet near the office on the ground floor). This is 2021 and Puerto Vallarta has fast internet! On this trip, we stayed in 4 other accommodations in the area (all different styles) and they all had super fast internet. No excuse. 5. We turned in our remote control and key to get back our deposit. They said they "had no money" and we would have to return hours later to get our deposit back! 5. Staff was dismissive. The manager said her friends stayed in our room and didnt say anything was wrong. Cool story. She also refused to refund us for the remaining days, unless they rent it out again. Well guess what? We drove by the next day and saw the sliding doors open and it rented out. No refund yet! No contact! Let's see if they are true to their word, I doubt it! 6. They have a money exchange. I asked to exchange money and they simply said, "no". Amusing. 7. There is a "for sale sign" all over the hotel. They don't care about guests, they are selling this sewage dump. Dear lord, the worst hotel ever!! RUN AWAY!
