This business is solely conducted online. It is not advisable to book with them unless you are 100 percent sure when booking. I lost money ($146.66) although i attempted to contact both the owner and the booking company to cancel more than 2 months in advance. It is sad.

Self check in was a bit of a pain, you have to take pictures of yourself, your license, fill in your information for a second time, etc. Could be faster. When we walked in there were air fresheners everywhere, most of them were empty or almost empty. They were obviously trying to squash some odor, probably from the old carpet. The room was small but nice and the bed was extremely comfortable. The bathroom is dated and can definitely use some paint. Finally, parking is a nightmare and extremely expensive. Be sure to add $40 for the lot across the street.

Love the room - it's well decorated and cute. We have a balcony to relax on and people-watch. The room is clean and the queen-sized bed is comfy. It's a great value in the off season. The only negative is very low water pressure but we managed to shower in the drizzle. We got lucky and found free parking by the pier. It's been a lovely long weekend getaway!

Really nice, affordable place to stay in Provincetown. The rooms was small but super clean and efficiently stocked with necessities, as well as Keurig coffee and wine glasses! The checkin and checkout were all done remotely and the host was easily contactable by text for the entire time. Complimentary coffee and ice in each hallway which was great. The location is unbeatable! A 10-20 second walk to establishments like the Lobster Pot and the Post Office Cabaret. Will certainly be back. Thank you for a wonderful stay!

Ridiculous deposit policy . Who charges and then allegedly refund’s charges to a credit card these days. Every other hotel uses a pre authorisation policy which would save significant customer aggravation having to recheck with banks and credit card companies for refunds

I loved this place and location. I would have given it 5 stars if it wasn’t for the check in. It is contactless which was new for me. There is no parking at the hotel and you must stop on a very busy street to unload. I sent my husband and my sister to take things in while l parked the car. After l parked l saw an email from the owner to complete the online check in. Our booking was in his name so l needed him with me to get his information. By the time l got to them they were so frustrated they wanted to forget the place. As l was talking to them l received a phone call from the owner said he knew we were trying to get in and let us in to complete our check in. After that everything was wonderful. The rooms were very cheery and bright. They were clean and we had everything we needed. The location was right in the middle of the shopping area and very near the water. There was a 24 hr parking lot two blocks away

I've been coming to P-town for years and this place is great given the general state of hotels and prices in town. PROS: - great view - great location (right at the ferry dock) - nice living room and back deck - portuguese bakery discount coupons - hot tub and sauna on nearby premises - very kind and helpful cleaning staff CONS: - no counter space anywhere - bathroom is small with a very awkward shower and mirror - AC definitely couldn’t keep the sleeping loft cool - 1-ply TP - very low ceiling in sleeping loft made the dressers nearly impossible to use - $150 fee for not washing dishes (i didn't have to pay it, but the fee implies a lot)

A great place to stay in the historic district, right on Commercial Street. The room was well done with thoughtful details throughout to make the stay better. Though occasionally I could hear people from the street below (again, right on Commercial St.), once I turned on the white noise machine provided, it drowned out everything else. Be advised: with the current contactless check-in, you enter through a side door that leads to a rather steep set of stairs. If you have mobility concerns and/or heavy luggage, you may find yourself struggling.

My experience at the Lotus Guest House was truly amazing from the start. I received text messages before my arrival regarding parking and entry that were clear and really helpful. The room was clean, warm, and spacious. Checking in and checking out was easy. I have spent a significant amount of time in Provincetown and would definitely return to the Lotus Guest House; it has become one of my favorite places to stay in Ptown. I usually include something that isn't glowing, so people know the review is real. But I can't even come up with anything that was slightly negative. My experience was perfect.
