This home is a family beach house. While we keep it nice, it is not brand new and we like it that way. For us, it's a cozy beach home...it's not perfect and if you are looking for perfection we aren't the spot for you. If you want family fun, funky decor, a pool on the ocean and direct beach access from your backyard and have a happy spirit that enjoys vacation and likes to laugh and have fun...you are the perfect guest for our home.
Important note about the hot tub:
The hot tub is operated through an app controlled by the owner. To use it, simply text the property manager, and they will turn it on or off remotely for you.
Please note: While the hot tub is available, it is located directly on the beach where salt air and weather can cause issues, so it is not guaranteed as part of the rental. Unfortunately, we do not offer refunds if the hot tub becomes unavailable during your stay.
Guest Access:
You will receive an access code 24 hours prior to check-in for easy self-entry.
Things to Know Before You Book:

Driveway and garage parking available for guest use.
✅ No Smoking:
This is a strictly non-smoking property indoors.
Smoking indoors will result in forfeiture of your full security deposit.
Florida weather is beautiful — please smoke outside and dispose of cigarette butts properly.
✅ No House Parties or Events:
Quiet, respectful enjoyment only, please.
All additional guests must be pre-approved by the host.
Checkout Instructions:

Strip all used beds and towels; pile them neatly in each bedroom.
Turn off all lights; fans can remain on.
Turn off TVs, coffee makers, and other electronics.
Please make sure dirty dishes have been cleaned.
Return all beach gear, books, games, etc., and rinse sandy items outdoors.
Empty all outdoor ashtrays and dispose of cigarette butts properly.
Remove all food from the refrigerator and place trash in outdoor bins.
Trash pickup: Sunday night and Wednesday night.
Leave keys in the lockbox and remotes/passes on the kitchen counter.
$50 fee for lost keys / $100 fee for lost garage remote or parking pass.
Wipe down countertops and leave the home as you found it.
Set A/C to 78°F before departing.

This Waiver will not pay for damage or theft of property owned by You.
This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.
III. CONDITIONS
Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.
This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.
This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.
Waivo will not respond to damage or theft under $50 US dollars.
If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
IV. DEFINITIONS
You, or Your, is the renter of the vacation rental property and includes the renter’s spouse, children and any other person the renter invited on to the vacation rental property during your stay at the vacation rental property.

The pool has a soaking tub. It used to be a hot tub but with the sun, sand, salt and wind we had continuous issues with it and therefore, it is not longer included in the rental. If the hot tub is working during your stay we will gladly turn it on for you, please contact our property manager 2 hours prior to use. Please note, if is not working, it is not part of the rental and no refunds will be given. The same goes for the pool heater-pool heaters in high use homes, homes on the beach, are notorious for having issues. Should you decide you want the pool heated you must make property manager aware at least a week in advance and pay for the heating for the duration of the stay. Pool heating is $200/day and must be for the duration of the stay, we do not do partial stay pool heating. Heaters cannot be turned on and off as it takes up to 24 hours to heat the pool. Should the pool heater not work during your stay, you would be refunded only any fees you have paid to heat the pool as pool heating is not guaranteed nor included in the rental.

This is a non-smoking unit-we don't care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. It's Florida, this is non-negotiable so please understand.
We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions:
1. Strip all beds used and pillows and put sheets, pillow covers and used towels in a pile in center of room or on beds for beds used.
2. Turn off all lights, fans can be left on.
3. Turn off TVs, coffee makers and other electronics.
4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.
5. Please load one load of towels into washing machine and start.
6. Return any books, games, beach items, etc (beach items should be rinsed outside to get rid of any excess sand).
7. Empty any outdoor ashtrays, clean up any cigarette butts.
8. Empty all food from refrigerator (you can leave never opened beverages and used condiments if you wish) put in outside trash and make sure trash is on curb Sun night or Wed night.
9. Make sure keys are left in lockbox ($50 per key replacement) and garage remote and/or parking pass left on counter ($100 replacement fee).
10. Wipe down countertops and leave home the way you found it.
11. Turn A/C to 78 degrees prior to departure.
12. Drive or fly home safely and come back and see us soon!
We don't charge a security deposit but instead a small damage waiver which will cover up to $2500 in damage no questions asked. Please note, damage waiver does not cover smoke in house...so please make certain you smoke whatever you smoke outside not near doors/windows. Smoke in unit will result in eviction and a $500 charge to card on file. Please just don't do it.
