The room is very ordinary, with a large bed and a very small bed. It is just a larger single bed, which is very crowded for two people. Sleep feels bad. The only saving grace is that the breakfast is good and filling.

Always look at the map carefully when the word "Area" is in the hotel name. The location of the hotel is not ideal - it is really not in the Biltmore area and it is next to Highway 51. The area really does not have any stores and is really not a great area of town - it is OK though. What it is convenient for is the Children's Hospital and the Heart Hospital. The front desk staff is very friendly and helpful. The hotel is 3 years old and things are in good shape. I had a regular studio room - it has everything but it seems a little crammed. Given this is Phoenix, I thought maybe the room would be a little bigger. The food offering in the morning and evening is kind of disappointing. At the Staybridge / Homewood / Residence Inn level, I really expected something a little better. Maybe they are all like this now?

Stayed here long enough to begin referring to it as home! 4 months; May to September through what happened to be the hottest summer ever. And that’s saying a lot for Arizona. Cleanliness: I thought at first that this was a new hotel, but after a few weeks I began to realize, (I started noticing wear here and there) that they just keep this place sparkling clean, that’s why it seems new! And for that reason, they get 5 stars from me. But I guess I can’t technically give that many because it’s not technically a 5-star hotel since it doesn’t have the amenities a 5-star might have, like bellhops, a bar or a restaurant per se. They do, however, do a pretty bang-up job at breakfast. That is to say, a full spread of breakfast foods; eggs, sausage or bacon and potatoes. There’s a muffin station, all varieties of breads and muffins at the toaster station, an oatmeal station, a waffle station, and of course cereals, fruits, yogurt etc. Sometimes they’ll make omelets or biscuits and gravy. As you can imagine you can self-serve your coffee any way you like it, they have it all. The only thing the menu is lacking might be a gluten-free option, but I would be willing to bet they would accommodate. Just a lovely job overall, and I regularly overhead guests commenting on how much they love staying here. Pool: The pool is wonderful! It saved my life so much so I was almost glad my apartment flooded and I had to stay here that long because I got to swim every day. The pool is also clean! But the juxtaposition of the pool places it partly in the shade in the morning and partly in the shade on the other side in the afternoon. Usually, there are clean towels and plenty of chairs. Only 2 umbrellas but there is natural shade. That’s huge in AZ which kind of brings me to my next point. Why no aerator on the pool? It turns to bathwater during these torturous 110+ months of summer when the temp never drops below 90 even at night. Aerators are simple to connect and make a world of difference. (And they are pretty) but again, the staff is out there cleaning the pool area and sweeping the pool almost daily. “Social Nights” are thoughtful but not well thought through. Nice little snacks, pizza, wings or tacos Monday through Wednesday, but why not put on music? A different atmosphere than breakfast, lights, etc, should be dimmed, warm, music playing, and conducive to people putting down their phones. Perhaps staff could come through and say “hello”, and break the ice so to speak. Laundry: I love that there is free laundry. People don’t know how to do laundry so they ruin the machines. Unbelievable really, that the inconsideration of ignorant people will ruin the wonderful perks that are offered. I can’t tell you how many times I went to the laundry room to find the machines CRAMMED full of laundry. Of course, there was always one or two out of order. Same with the food. People come and stack 2 or 3 plates full of food and hike it back to their tables like it was the last

hi, we are the people that they've kicked out through the police on 8/29. all we were doing was minding our own business. but they gave us a handful of accusations to kick us out. firstly i (the kid that would be in the lobby late) was accused of showering in one of the bathrooms. firstly, there aren't even any showers in those bathrooms. secondly, i have a shower in my room. so why on earth would i choose to shower in there??!!? 😭😂🥴 and lastly, it's none of their business on what i do behind the privacy of a locked bathroom door. they were stingy with the linen. accusing us of "sTeAlInG" it. i remember leaving linen outside our door daily. so that was an unjust accisation. the manger leah, she was a VERY NASTY INDIVIDUAL. she didn't acknowledge her guests, cold with my concerns and was banging on the bathroom door while I was in there. it would've been professional if they'd confirm the facts before making such outrageous accusations. the food options were repetitive. getting boring and kinda nasty. the area was a monstrosity to be in. very atrocious area. lights were blowing out, hardly ever any wipes in the gym, broken water machine in the gym, filthy elevators and the toilets wouldn't flush. not an ideal place tbh. but Daniel tho. he was my guy. he stood out from the rest in a positive way (thank u Daniel) housekeeping ******. they were supposed to clean our room every Monday but for some reason chose not to. they were rude too. but then they all complain about how we were "sTeAlInG" their stuff. sounds about right. tbh I'm glad they've kicked us out. they indirectly did us a favor the things we didn't like: - the food - the hot tub - the dirty floors - their exaggerative "policies" - the area - the disgusting chairs outside people who've mistreated us: - leah - eboni - Rafael - Stevie before it's too late, I'd surely suggest staying elsewhere. and don't risk your well-being dealing with such people. I'm literally tryna save u. but stay here at your own risk - room 403 (last name on the room was Young)

This isn't a fancy hotel -- and it is NOT "the Biltmore" despite the name. The location is meh. But honestly I don't think I've ever had better value, and the service was at Disney Deluxe standards. Just a few amazing things: Three of us stayed in a comfortable two-bedroom suite at the medical rate, which was under $200 during the summer. That included full breakfasts and "snacks" on Mon-Wed for all of us. Food is exactly what you'd expect, but plenty of it and hot and fresh. Every single staff member was delightful and helpful. Tony in the kitchen, when I asked for a tray, raced into the kitchen and cut off the bottom of a box so I could carry breakfast up to my daughter who was here for medical reasons. Front desk staff allowed us to "rent" a wheelchair for free for the duration of our stay. I saw several staff going out of their way to help and be supportive of families staying with sick children (to visit Children's Hospital nearby). Pool is well kept, and towels are provided. Bottom line: a great option for value and service, and especially if you're looking for a family stay in a location near medical services. I saw mention of noise, but I heard almost nothing!

This hotel is conveniently located near the airport and offers free parking. Also located near shopping areas and restaurants. The hotel also provides a good breakfast. The rooms are quite spacious and very clean. The staff at the hotel is quite friendly. Overall good hotel I did not like the fact that they will charge you to get a one-hour late check-out even though the hotel is not fully booked. The previous day, I asked the staff at the reception about a late check-out, and they said that it is a possibility as the hotel is not fully booked and i would need to request it in the morning of the check-out. In the morning, when I went to request one, the staff at the reception said that they will charge me $25 for a one-hour late check-out.

Our experience at this hotel has always been good. We are usually there twice a year for a small conference held in the hotel and they serve us well. The kingsize suites are large and well appointed. So far we have always found the place to be very clean and the staff friendly and accommodating. Probably our only complaint was the lack of airport shuttle this time around. We understood it was simply from lack of staff which is unfortunate. Hopefully they are able to run the shuttle in the future as this was one reason for choosing this hotel in the first place.

I stayed in this hotel for 28 nights in a row. The hotel and the rooms are alright. The breakfast starts at 6:30, which surprised me. I was only able to have the hotel’s breakfast on the day I checked out. It was a normal hotel breakfast with nothing extraordinary. Both rooms I stayed in had decent furnishings and comfortable beds. The first room had little in the way of housewares for the dinette but the second was flush with dishes, and also included a dish towel and dish rag. I moved rooms because my first room wasn’t on the top floor and the people above me were ‘heavy walkers’ that were apparently on a different work shift than I was as they were walking heavy all night long. Also, I had a neighbor on the third floor blasting their TV all night, I presume in their attempt to drown out all other noise. I had to contact the front desk about that person as I tried knocking on their door twice but did not get an answer. My experience is that the hotel has nothing in the way of deadening noise from another room above or to the side. The hotel has a quiet time policy from 10pm to 6am but it seems a lot of the residents don't care about that policy. I moved up to the top floor shortly after dealing with these loud residents. The smoke detector in both rooms had a flashing light that was obnoxiously bright in the middle of the night in a darkened room. The area around this hotel leaves a lot to be desired. The traffic noise is awful. I never heard traffic from the highway right next to the hotel but the street between the hotel and apartment complex next door was routinely loud at all hours of the night, often times with people who were proud of their loud exhausts racing down the street. Additionally, because there is a hospital near the hotel with a helicopter pad, there were times when a helicopter would fly right over the hotel, sometimes during the night. Because of the length of my stay, the hotel set me up for once-a-week room cleaning. Except that my room was missed near the end of my stay, so I went 9 days without having my room cleaned. The front desk remunerated me by adding more points to my rewards account. It seems a bunch of room were setup for weekly cleaning. The problem with this is that people generate trash daily, and, it seems, in seven days, they generate more trash than these rooms could hold. This resulted in residents leaving bags of trash outside their doors or leaving the trash bins nears the elevators overflowing daily. So if you’re a hard sleeper, able to sleep through a lot of outdoor noise with a bright flashing light in your room, and don’t mind residents that are loud and trash in the hallways or near the elevators, then stay here. Otherwise, take an extra 10 minutes and stay somewhere else.

Newer hotel with a beautifully designed interior, guest storage, gym, comfortable beds, free breakfast (standard), free parking, free WiFi, and free laundry. Plus, some (maybe all?) rooms have a kitchen or kitchenette. Like anything, some inconsiderate or immoral guests can almost ruin it. We had an expensive top stolen from the laundry room. Some guests are pigs at breakfast - make a mess throwing out trash, etc. (can only imagine what kind of mess they leave for housekeeping). Some people stomp around early in the morning with no concern whatsoever who might be sleeping on the floor below. Sounds like many guests stay at this hotel due to proximity to the children’s hospital though. So, of course, they deserve the best possible experience during some of their most difficult days. Located beside a busy freeway: The pool only gets some morning sun, but it’s not a nice pool anyhow. A fire pit and comfy chairs add a little to the ambience near the pool. Staff were fine… not very happy and friendly, but still helpful and accommodating. We’ll probably stay here again if we could be guaranteed the room that we want.
