My wife and I booked room 802 at Palacio Condos in Perdido Key from July 28-31. The check in was easy and flawless. The condo was clean and spacious. Lots of light and views of the ocean. Roomy balcony was great for watching sunsets and listening to the waves. We only had one problem. I was getting ready to make coffee and found mold in the water reservoir. I cleaned it and ran several cycles of clean water through it and then it was fine. The condo was very quiet which was a pleasant surprise. There were a lot of kids but really never heard anything. We are used to staying at an all inclusive adults only resort but this place was really quiet at night. We had a very enjoyable stay and highly recommend staying here.

Pros- First off, I will have to say that the unit we were in was one of the best, cleanest, and well decorated condos we have ever stayed in. All of the furniture was very comfortable and it had all of the necessary amenities. Also, the complex itself was clean and well-maintained. Cons- The complex has only two elevators. While we were there, one elevator was down for nearly 2 days. From what everyone was saying, it was pretty much for cosmetic reasons. If it was for necessary maintenance for the safety of the occupants, that is absolutely one thing, but if it was for cosmetic reasons, that is something that should have waited until off-season. The lobby is small where the elevators are and it was a long wait when people were coming in from the beach and people checking in with all of their luggage. Again, something that could have waited when there weren’t so many people there. Beach chair service- This is where we were most disappointed. If you are like us and bring your own chairs, this place is not for you! The beach chair service sets up close to the water, with barely enough room for someone with a couple of chairs to set up close to the water as well. I noticed one morning that instead of setting up the rental chairs underneath their umbrellas, they set up the rental chairs in front of the umbrellas, so as to eliminate anyone with their personal chairs to set up near the water. The condos on either side set up pretty close as well, but not as close as they did at Palacio. We walked down the beach one day towards Johnson Beach and noticed that the condos down that way did not set up in such a manner. They set their rental chairs a good distance back from the water. Out of curiosity, I asked the attendant at Palacio why they set up the way they did and he said it was not his company, Excel, but it was Palacio that wants them to set up that way. He said they want the rented chairs to be the first line of chairs. We have never stayed in a condo that did this. People pay too much money in rent to have to go down there to rent chairs on top of that just to get close to the water. We have always brought our own chairs. Some condos do include rental chairs in their price, as our unit did last year at Windemere, but we chose not to accept and use our own. They did set theirs up farther back than did Palacio. Unfortunately, this is a deal breaker for us and we will not be back. It’s a shame because the unit itself was great! I do not want to stay at a condo complex that has the mentality that if you want to get close to the water, you have to pay for it. There was a spot to the left of the rental chairs, albeit not a big space, where people with their own stuff could set up and it was such that everyone was piling in that area. At least there was space available for people who could not/would not pay the price for chairs. You could also set up your own stuff between their rows of rental chairs, but that’s how they designed it, you don’t pay, yo

We are in a nice condo BUT the walkway to the beach is locked and has been under construction for 3 weeks. We were NOT told about this inconvenience before we arrived. **Don't book anything right now** if you appreciate walking the beach from the convenience of your beach front unit. And the other condo buildings are locked down so you can't cut through them. Communications were not helpful to find out when it was going to be finished. "soon" doesn't cut it.

The microwave stopped working after using 1 time - called but they did not fix or replace so without it all 5 days. The ONLY thing updated was granite countertops - washer & dryer was old and dirty, beds were also old, stained and so uncomfortable - had to buy foam pad just to be able to sleep. The grouting around main toilet was so nasty I had to put a towel around it so I couldn’t see it. Painting was needed - cabinet door was off hinge. There pics make it look so nice. TOO MUCH $$$$ FOR THESE ISSUES

I booked Palacio 0806 through VACASA. Where do I begin: not cleaned properly, door lock didn’t work for two days, bunk bed slat missing/had person fall through the opening, fan blade flew off during the night, A/C didn't cool but half the condo, dryer took 2 days to dry clothes, kitchen pots dirty, asked for vacuum but didn’t get one, terrible limited parking, two elevators for too many units, rude security of wristbands, air filter needed replacing/filthy and completely stopped up, beach was over populated with rental umbrellas were too close together. Where do I stop: I complained almost everyday and maintenance handled some of the problems. The only positive was the view and pool. We have rented from Gulf Shores to Perdido for over 60 years. It was the worst. Whoever owns this unit should fire VACASA!

Our condo was nicely decorated. The balcony was extra large. We enjoyed our stay in Perdido Key, but I’d never return to Palacio because of the rental chairs. They have 60 black umbrellas, 120 chairs set up 3 rows deep every day. They leave 20ft for non chair rentals (right side of picture), so enough for 4 families, before the next condo’s rows of chairs start. You have to get up by 6 to stake a claim to that spot. You pay a lot to rent these places and they should be more concerned about their guests experience. I’d never go back.

Nice condo itself. We enjoyed our condo very much. Its the type of place that ur not sure about when u pull up because it doesnt look very nice from the parking lot. Then when you get in the hallway it’s even worse. The doorway to my condo look like it was going to an industrial kitchen. But then you get inside and the condo itself is beautiful. 1604 was my unit. Nice furniture and Lovely view from the large balcony. A few places to eat across the street. Not a huge selection and nothing very great. Most of the other good restaurants are about a mile down in Orange Beach. And absolutely no grocery stores or drug stores within four or 5 miles. The only thing that is really disappointing is the beach. I don’t know what it is about the beach but it’s green and murky. Lots of seaweed. Whereas we went down into Orange Beach and their beaches were very clear and lovely. So if the beach is important and having plenty to walk to important then I would avoid this place. But if you’re with people they don’t really care about the beach and just wanna hang out at the pool. It’s fine
