Second time coming, won't be back. First time there were mix up with reservations, and the young lady at check in had no idea what she was doing so it took forever to get checked in. And then today...had to come into town for work and decided to stay here again because it was pretty much my only option. Within 5 minutes of entering my room I notice there is sand on the floor. That had me started to investigate the entire room. I found red smears on the sheets and wall next the bathroom door (pictures as proof) , even more sand on the bed sheet you sleep on (had to call for a ne bed sheet. was greeted with attituded from housekeeper). That tells me they made the bed, but didn't care to change out the sheets or blankets. Sadly it didn't stop there as the entire room smells strongly of mold. This tells me that with all the water from the pool and the ocean the hotel isn't keeping up with proper cleaning procedures. The hotel tried to cover the smell with over powering air freshener, making it difficult to breathe. I'm stuck here until my job is done, and they can't get me a different room. Wow! At this point I'd rather sleep in my car in the Walmart parking lot. Oh, and the TV...every channel is so fuzzy it's hard to make out what your even watching. Someone should investigate this hotel. Photo in review is of unknown red substance that was discovered on bed sheets right next to the pillows.

Make sure you bring the kitchen sink, this Condo unit #0201 ready disappointed. Needs updated. NOT VERY clean. The floors, you could feel sand under your feet. We literally had plates, cups bowls, silverware. the knives were poor. Don't plan on cooking much. the pots were terrible. Had to even bring S&P. Only provide one roll of toilet paper. NO BEACH chairs. We bought them and left there, but I doubt, they will be left for the next renter. have stayed at many condos, NEVER have I ever stayed were you thought you were in a Hotel. Most condo have plenty of extras., as previous renters will leave their extras for upcoming renters. We saw cleaners hooking the left-over paper products. there wasn't even dishwasher pods or dish soap, which is very unusual. the Couches were dirty. we covered with blankets. WOULD say this is owned by corporate, nothing personal there. Pics are The pool was great and the building was clean. the one spa didn't work. Security is present most time.

Pool closed........ Beach chair rental company rude and aggressive. Rules are annoying and not kid friendly. Kids have to get out for the last 15 mins of every hour. Parking is $50 for extra passes. I would look to other condos. We booked b/c of the pool but turns out that was not even open.

CAUTION: Several of these reviews are referencing the Boardwalk Hotel and Convention Center - not the Boardwalk Central Condos. Boardwalk Condos are individually owned and managed. The COA is not responsible for the contents and care of the interior of the condo. The COA manages and maintains the common areas of the building. In the last 1+ years several things have been upgraded at the Boardwalk Central - bathroom facilities on promenade deck, pool, splash pad, pool furniture, automatic doors which provide ADA access to pool and beach area. Other upgrades are in the works.

We paid WAY too much for this dirty, run down condo #1504. I ended up cleaning when we arrived. We would have left but most places were full. Dishwasher didn’t clean/dry, hard to put up food when refrigerator had 3 broken shelves freezer had 1. It a good thing my oldest owns a construction company he had to fix the kitchen sink & both tubs stopped up multiple times, toilet broke, only 8 forks, almost no plates or cookware, only a few stained towels, kiddie pool area broken & blocked off all week, only a couple elevators working. Walls, furniture, kitchen cabinets, oven, cooktop, cabinets, curtains soo dirty. Black mold growing in both bathrooms. Shower curtain torn half way off. TV remotes didn’t work. Kitchen table leaf was broken & we only had 5 chairs (condo slept 8). Poolside bathrooms no soap or even soap dispensers so no way to wash hands. I will say the beach was gorgeous. We did enjoy the snack bar & poolside live music at night. Kids not allowed to jump in pool, no pool floats or toys (even the tiny 4inch plastic shark my 3yo grandson was quietly playing with), no speakers or even your phone playing low at your own table, no drinks (even bottled water) allowed within 4 feet of pool. Kids must get out of the pool for 10 min every hour to “go to the bathroom” (the ones with no soap).

Didn't get room promised, didn't get checked in until 7:00 pm Pool closed. People rude. The TV does not work. All ice machines not working. The room dirty. This is our fourth time staying here and the list.

RACIST. Employees racially profile and kick people of color off of the premises! Its absolutely disgusting and the employees need to face consequences. Do not book these condos if you are a person of color! Do NOT give these people your money.

We have stayed at the Boardwalk Beach Resort in Panama City Beach at least five times over as many years starting in 2017. Each time in a different unit from one, two, and three bedroom depending on the size of our party. All were beachfront with private balcony and very nice and well kept. The entire place inside and out is nicely done. It is well located across the street from a golf course, along a very nice streetscape to walk. Security, covered parking deck option, very low elevator wait times, grounds keeping, pool deck, children water play area, all good. There is a small shop with a selection of snacks, drinks and random items. A tiki bar that serves drinks and good food onsite. It is ne of our favorite places to stay. We would definitely stay here again!

I booked online and paid for my room in full only to have to pay a resort fee that was extra at check-in. When I finally get to my room it's infested with roaches. At that point I really didn't understand why I paid a resort fee. I felt like it was a complete waste of money for a place that doesn't even resemble a resort. I've gotten more for my money at cheap motels.
