I stayed for 2 nights in early Jan 2025. The hotel was conveniently located at about 15 minutes walk from Oita station, and close to many shops, F&B outlets and also the castle ruins attraction.
On the ground floor, there is also a cafe/eatery with pleasant staff that served simple yet delightful breakfast, as well as a Lawson convenience shop.
The room was typical Japanese room, clean and decent. There was no form of cleaning provided, including any change of towels, for my room.

The room is big enough, but it's just an ordinary business hotel. Nothing special.
Breakfast is also in a shared space restaurant downstairs. You can't enter at 9:30. We got up late and talked for a long time before going in to find some that hadn't been removed, which also caused trouble for the waiter.
It is also far away from the station. If you are just transferring, it is recommended to stay near JR.
