Great value for money. Food was good, room was nice. Bed a little soft for me but that just my presence. Great location just outside Lincoln town centre.

Probably ideal if you are attending a function here, but if you're not part of the function you will be included! We booked late in the day and and our hearts sank when we arrived in the carpark to the music blaring. The reception was unmanned at 7pm so rang the bell and waited. The receptionist arrived from the function hall to check us in. She confirmed there was a function going on and we stated that we assumed we wouldn't have a room near it and horrified to be informed we were directly above. Not happy with this we stated we didn't want to stay in that case. The manager was called, and it went from bad to worse. The manager informed us there were no other rooms available, all the rooms away from the function had been taken by the function guests. We were informed it stated on the booking website that some rooms maybe affected by noise from the function room. (Very last paragraph on Greene King website!) We were then informed we should have checked properly. We were also told we could have rung them beforehand to check if there was a function going on! (although as the reception wasn't manned not sure who would answer?) Due to work commitments we book hotels on a weekly basis obviously for a decent nights sleep, our error this time was not checking the reviews. We were told that the music would finish at midnight so shouldn't be a problem! We had already had a long day travelling so wasn't impressed. We were also informed that we didn't have to stay but we would not be refunded the £120 we had paid. To make matters worse it was a very hot day, so we had to have the room window open or swelter with only a tiny fan, unfortunately the function room can't have air-conditioning either as the doors were open and the guests were outside just below our window until gone midnight! Due to this experience I no longer trust and will NEVER book a Greene King room again.

We're just back from a 2-night stay at the Windmill Farm Hotel. We ate in the restaurant both evenings & had breakfast both mornings too. Every member of staff who were met; both in the hotel & the restaurant; were really friendly & extremely helpful. The restaurant was very popular & so very busy. The carvery seemed extremely popular as we saw lots of customers choosing that option. We ate from the ordinary menu. It was just ordinary 'pub grub', but was very tasty & plentiful. Unlike lots of pubs who charge the earth for an ordinary bottle of wine, Greene King don't. A nice bottle of malbec was only around £18. We've normally had to pay well over £20 for just a bottle of house wine I've seen a lot of complaints about the rooms not being soundproofed & so very noisy. We didn't have that experience, although it was possible to hear voices from the room next to us; not loud & we couldn't hear their conversation; certainly didn't cause us any problem. Would definitely stay again

Bit tired Staed one night. Greeted at reception by a lovely lady. Very informative and friendly. Room 14 was a bit dated and tired. Bed not that comfortable but huge ! Pillows ok but one too little and 2 too much. Did not sleep well. Could hear every noise from people next door. Paintwork throughout hotel could do with a refresh. Carpets very worn in places. Service and food in restaurant was very good even though they were busy.

My wife and I booked a hotel reservation, bed and breakfast, at Windmill Farm for Valentines weekend arriving on the 14th Feb 25. The Windmill Farm is a budget hotel with a pub and dining attached run under the banner of the Greene King chain.. We booked a twin room for two nights over valentines weekend In general the Windmill is extremely tired in its furnishings and decor. It's threadbare and dirty with inground stains and marks with years of bodge job repairs. On entrance to the accommodation corridor the carpet is worn and threadbare, the corridor is bland and uninviting. The door to the room, which was at the end of the corridor, had clearly been broken into with poor repairs to the doorframe. On entry we found the lock to be broken and missing it's thumbturn.. The wardrobe shelving was broken and chipped.. The room was in need of refreshing, old tired carpet, stained paintwork, tea stain splashes etc.. It looked like there was a tub chair and small table missing. Bare pieces of wood were nailed to the sides of the window to limit its opening.. The bedside lampshades were ill fitting and one was scorched with burn marks from the bulb. We made a separate table reservation for the Friday evening, 14th Feb, for 7.30pm. On arrival we were shown to our table, no. 21, a table for 2 against the wall. The pub/dining areas did not seem overly busy given that it was Valentines day. We were told to order our food and drink at the bar.. On moving my chair to sit down I noticed and commented to my wife at the state of the floor, a section of carpet had been removed and a piece of plywood had been inserted into the hole, about 18" sq.. The surrounding carpet was filthy and badly frayed. I went to order food and drink at the bar, there wasn't any staff there although staff were passing by me, I must have waited for a full five minutes and felt ignored.. A bearded gent, who I assumed to be a manager, came out of a door marked private, noticed me and asked if I was being served, to which I replied that I wasn't. He continued on his way and eventually a lad came to take my order.. I gave him my table number and ordered our meals and a bottle of wine, paying for them at the time. I was given two glasses and the wine. I returned to the table. My wife had been surveying the surrounds and pointed out food and drink stains on the wall where we were sitting.. Looking around, young children's cartoons in a child's area was the main entertainment.. The glasses I had bought from the bar were water stained and weren't clean, they were changed, although the replacements weren't much better.. I noticed upon looking at the wine bottle the ABV stated 13%, on the menu it was advertised at 13.5%, which was a reason for choosing it. Whilst waiting for our food we noticed how poor and tired the pub looked.. It needed a deep clean and decorating.. In fact it probably needed a refurb.. We noticed that a waitress had bought food out and was aimlessly walking around wit

Not bad. Pros: Lots of parking. Lovely front desk service. Big rooms and big beds. Lovely big TV in the room with lots of channels. Lovely heating. Free tea and coffee in the room. Cons: Paper thin walls. No thermostat in the room. Bathroom taps needed changing as they had a mind of their own. Plug sockets butted up against the table so you can't use them properly.

Always excellent! Always excellent! After a five hour drive we are always met with a friendly smile from the receptionist, quite often Caitlin, which automatically makes us feel welcome and lifts us from that journey. Everything is clean and comfortable and the dining experience is excellent too. All staff are friendly and cheerful making it an even more enjoyable experience. Thank you everyone we will back soon

Comfortable, good service, but noisy & outdated The staff were excellent, always friendly and helpful. Very good sized room and king sized bed. However, it's all in need of modernisation, so some things (e.g. lights) are dated and not all working properly. Apparently this is being done soon. I was not told that there would be a banging disco downstairs on the Saturday night, which went on until a little after midnight. The walls are THIN ... I heard a lot of noise from the adjacent room, even down to the clicking of their light switches and the vibration of their mobile phone when it rang. Having said that, when I did fall asleep I had a good night's rest, and the bed was comfortable.
