The rooms are consistently praised for their cleanliness and spaciousness. Guests appreciate the homemade breakfast and convenient location near the docks and downtown. Staff is friendly and helpful.

What a wonderful, lovely, cozy inn! We loved our room, and all the different rooms there were to hang out in, along with the gazebo out in the garden. The breakfasts were great. Every morning, there was big bowl of freshly cut fruit, yogurt parfaits, granolas, muffins and cake and at least delicious frittata. The owner and her staff are very friendly and helpful and the location is great. We didn’t have a car, and we found that the inn was an easy walk to the downtown ships and restaurants and the lovely harbor. We look forward to staying there again.

Things to like but also lots needing improvement. On the plus side-easy check in process, great location, adequate street parking if designated parking on site is full. Room clean and mostly comfortable, if dated-not referring to the interesting and beautiful antique or period art and furnishings, but to the linens and furniture in the room. Nicely refurbished bathrooms/showers with quality Molton Brown bath/shower products provided. Continental breakfast consists of boxed cereal in containers, bagels/English muffins, a large bowl of fruit salad and Shaw's supermarket baked items (I was shown the box), best cold item was definitely the vanilla bean yogurt adorned with a few fresh berries. Daily hot items (fritattas) were homemade and very tasty, but both contained meat and there were no meatless hot alternatives. Sign posted about letting them know about allergies but nut containing breads/muffins all displayed on same plate as the one nut free option. Dining room seating very tight. Quite self-serve as there is no real presence of an innkeeper; kitchen help in the mornings let people know she wanted everyone out by 11 because she "starts going into the rooms then and (she) wasn't staying late". (Probably just youth speaking rather than unpleasantness but pretty unprofessional.) Minimal baked snack left out for the afternoon-tiny cookies that were okay, made on site. For the price, there are likely better options in the Newburyport area worth exploring. Wouldn't decline to stay again but wouldn't necessarily choose it. Frankly, the star of the show is the building itself-very beautiful architecture with gracious lines and design inside.
