Bugs, mold, trash and just unkept! We stayed at Windemere by the Sea, Unit 6E. The unit is old and shows wear in all the rooms. Carpeting was stained, layers of dust on the ceiling fans and in the corners of the rooms. Window sills were dirty, showers had mold and stains! On the last night, we were greeted by 2 large bugs that crawled out from behind furniture and in the master bath. I call them roaches, but we were told they are common in this area. But totally unacceptable for me! My daughter didn't sleep that night! The only reason I gave 2 stars is that the location was good - walking distance to the beach and the pool was great. Would not recommend this unit!!

We stayed in Unit 1103 Brighton from August 2025, and was very disappointed. The suite smelled of smoke, the carpet and furniture was stained and damaged, and the king bedroom’s mattress was completely worn down. The balcony furniture was rusted and broken to the point that it was unclear whether the chairs were covered in mold or dirt. While the beach view was beautiful and the noise level was pleasant, these positives did not make up for the poor condition of the unit. Management only refunded resort fees despite our documented photos and video. This unit needs deep cleaning, a mattress replacement, and major repairs before being rented again. I truly hope Hilton management addresses these issues so future families can enjoy their stay without these problems. We chose not to address these concerns at the beginning of our stay because we had several reservations and dinner plans with our family after the long check-in, wanting our children to still enjoy their vacation. Thankfully, we were able to enjoy attractions like Broadway at the Beach and Tanger Outlets despite the issues with the suite.

We stayed in the Margate 23 floor. Stunning view! Beautiful residence. The master king bed was extremely hard. It could use a mattress foam topper. I would recommend it needing some attention to detail & more of a deep clean. It was very dusty in areas. The shower had a mound of hair on top of the drain. Stainless steel appliances were filthy. Probably not the owners fault, more the cleaning company not doing a thorough job! It wouldn’t be a dealbreaker, although should be addressed.

The bathrooms and kitchen were dirty. The master bedroom door was missing. The patio chairs were dirty. The ocean view was amazing. I couldn't get shuttle service. I paid for breakfast. 25.00 for adults 12.00 for kids. Breakfast was cold and tasteless. I am so disappointed.

I stayed in a "guest room" in the South Hampton building after being told it is "basically a hotel room" and managed by the Embassy Suites next door. Upon arrival the floor was not clean, I called the housekeeping number on the phone and was assured someone would come up. There were also only 2 bath towels, one hand towel, 2 pillows for a room that sleeps 4. Housekeeping never came but it was late in the evening and I assumed someone would come the next day. I called the housekeeping number daily for the entire week and no one ever came. The front desk would not hand over towels/toiletries either. At one point I begged for at least a broom to sweep my own floor and was told they could not provide that. I ended up purchasing my own supplies at Walmart. At one point I laid down on the bed and the headboard fell on me! When I got up and looked, both beds had their headboards simply leaned against the wall and not bolted to the bed or the wall. I was not seriously hurt but someone could have been. The front desk told me they could not control the furniture because it's not owned/maintained by the hotel. I was moved to a new room but was not offered anything for the inconvenience of having to pack all my things. Not even a drink coupon or a few honors points? The second room I was moved to had a gap under the door to the adjoining room wide enough to reach your hand through, and a noisy family next door. I put a towel under the door to try to block some noise, as it was late and I didn't want to move again, and someone on the other side pulled it through! The pool and beach are nice, and the Black drum restaurant was good but the pool/lobby bathrooms were consistently dirty and had several sinks/toilets out of order. I stay in Hilton properties all over the world and this is the worst I have stayed at. These condos shouldn't be rented under the Hilton/Embassy brand if they're not kept up to a reasonable standard. If you stay here be prepared to provide your own toiletries, towels, pillows/blankets, coffee, and cleaning supplies. It is not a hotel experience, despite the QR code in the room asking you to tip the housekeeper!

This was not my first stay here, but it will definitely be my last. For nearly $1,000 for three nights, I expected a much higher standard of service and accommodations. The check-in experience was frustrating from the start. The staff member who assisted us was very short and unhelpful. He incorrectly told us we were staying in Arrowhead when we were actually in Lakeside. To make matters worse, the room number written on our key card was illegible. After hauling all of our luggage to the wrong condo, I called the front desk, only to be given yet another wrong location (Brighton). It took multiple calls and a lot of confusion before we finally got the correct information. Once we arrived at Lakeside 201, the disappointment only continued. The "lake view" is practically non-existent — the view is obstructed and misleading. The balcony is unusable, with a rusted-out table that looks unsafe. Inside, the bathrooms were filthy, with grimy fixtures that clearly haven't been properly cleaned. Two of the TVs in the unit didn’t work — the living room TV had no sound, and the small bedroom TV wasn’t even connected to cable. The master bedroom desperately needs blackout curtains, as it faces a floodlight that makes sleeping difficult. As for the beds, they were incredibly hard, uncomfortable, and squeaky. Overall, Lakeside 201 was a complete disappointment. If you are offered this unit at check-in, RUN! Save yourself the frustration and look elsewhere. I expected much better for the price I paid.

Stayed here recently with my teammates for a softball tournament as it was the designated host hotel, and was beyond disappointed with our experience. We stayed in a 3 bedroom condo in the Richmond villas which was absolutely disgusting. Dirt and mold everywhere and we ended up having to wash every bed linen as it appeared they were used and never changed. The floor was so gross we had to wear socks or flip flops otherwise the bottom of your feet turned pitched black Additionally the pool made my almost 5 year old son and several teammates sick. My son has NEVER had an issue swimming in a pool, and we've taken him to pools at disney world, local public pools, etc. We thought it was a fluke the first evening we got back from the pool when he got violently ill, but then it reoccured 3 days later when we revisited the same pool and he was sick within 2 hours of returning back to our condo. Additionally I had several teammates ill Although the staff was generally nice, I had to interact with house keeping quite a bit and they were awkward and weird. One time when we asked for additional bed sheets the guy literally stood at my door staring at me and didn't even make the motion to hand me the sheets. It was super creepy. the location is pretty great, but overall could not recommend running from this place unless you like to roll around in dirt and lose a handful of lbs from begin violently ill from the pool
