My stay was ok. The bed was quite worn, and the faucet in the sink was loose. My biggest complaint was when I called to ask about an unkknown charge, I was told I would be called back, I wasn't for 4 hours so I called again, only to be told that I was in the wrong to not continue to wait for a call back.

My chief complaint is about the ventilation in the rooms. It was filthy. The rooms are well appointed and otherwise clean. The pool is nice and the breakfast is very good. Staff weren’t very friendly at all, and we asked for very little. It is close enough to walk to the Lynnwood City Center Station, but if you prefer to drive, parking is free at the hotel and the train station.

I would highly advise anyone considering a stay at this Embassy Suites to reconsider. It does not deliver anything close to Hilton standards, but also, many of the promised amenities will not be available to you. I’ve read other reviews that this is a franchise location with a recent change in ownership. I believe that any positive reviews were all written under previous ownership. I suspect these “sudden issues” that I’m going to detail were actually planned cost saving measures by management. We arrived over Memorial Day weekend. My husband is out of town and I wanted to do something nice for my children so I booked a local hotel 5 miles away from our home for a fun night away. I specifically booked Embassy suites due to the pool, large breakfast they have in the morning, the evening reception, and the reviews their restaurant got online. The day before our arrival, I received an email saying I could digitally check in and choose my room. I took the time to research the different rooms and chose one on the opposite side of the freeway on the highest floor in the category that I had booked. After doing so, it said that I would be able to get into my room as soon as it was ready, even if it was ready before the 4 PM check in time. The next day, we waited but it still said “preparing tour room” even after check in time, so we finally just drove to the hotel. We arrived at 4:20. There were fairly long lines and two people working the front desk. I could overhear frustrated customers, asking for discounts and refunds as I stood in line. Once it was my turn, the kind girl at the check-in desk let me know that “per management”, the entire hotel was without air-conditioning. Keep in mind that it was the hottest day of the year so far in the Seattle area. She went on to say that the evening reception was canceled, and the hotel restaurant and bars were all closed. I asked again why the restaurant was closed and whether it was a staffing issue, and she just continued to say “per management”. I asked if anyone for management was available to talk, and she said, “No, they told us that and left.” Keep in mind that this is not a walkable hotel, so any of these people who were without a car now had nowhere convenient to eat dinner and would be forced to light rail or taxi. And if they were planning on having drinks at the bar, while their kids swim in the pool, they weren’t going to be able to do that now either. The roads surrounding this hotel are very busy and not the type that you want to walk on with small kids. People purposely seek out embassy suites because they have some of these amenities that most hotels don’t offer. Taking them away, particularly without notifying guests until they are already checking in, and then not having management present to do damage control, feels especially predatory and disrespectful. What a joke of a hotel the front desk agent was rude and a LIAR to boot. So, I had called down to the front desk from the elevator I figure I would save the housekeeping staff the trouble of coming up to my room but I would call and come down so the front desk could have my stuff I was going to request ready for me so I can just grab and go. The front desk agent I think her name was Marleen. Harleen Idk I don't care at this point said that she had to put me on hold as she had a line of guest, mind you the elevator is see though I could clearly see she had NO ONE in front of her she just wanted to LIE about something so DUMB and had no reason for it. When I called her out she just stammered some sad excuse and stood there with a red face. if you are going to lie about something so dumb what else are they lying about?

Embassy Suites in Lynnwood, WA should be an awesome hotel. It is easy to get to, quiet, and parking friendly, and the room was great. Having said that, please read on as that’s the last good comment I’ll make. We stayed for 2 nights and the day we got there the air conditioning went out across the hotel. According to the desk, not an easy fix and looked like several day project. Hotels in the area were booked up so no way to change last minute. They had fans but by the time we checked in, they were all given out to other guests. We asked if the windows opened and they explained that insurance prohibits opening them on the 5th floor, but we did finally get a maintenance person to come up and crack the window to get some air flow. I had pre-paid with my Hilton honors points and asked the desk if they would refund the points and they said that “corporate” would have to do it as they didn’t have access to the “points system” and I’d have to wait until we checked out to call Hilton Honors to get a refund. The staff at the hotel was awesome, especially Adriana who was the front desk manager. She said she didn’t have the ability to refund the points but that she would ask the General Manager to “comp” the room and refund the points. A few days after getting home I looked up my HHonors account and didn’t see any refund, so I called customer service and spent a solid hour with reps and supervisors and hotel people on a 3-way call. I thought it was all resolved. I checked a week later to find that nothing had happened. I called again and spent the same amount of time on the phone going through the same rep / supervisor / hotel people process. No notes or anything else were taken from the first call so I was required to go through the whole process again. Still waiting for a resolution as this call ended the same as the last one, with no resolution. My thoughts on this are that if you pay with points through Hilton Honors, be aware that if you have any issues with the stay, you are just out the points. I think that the hotel General Manger and Hilton Honors folks expect that you will get too frustrated with the run around that you’ll just go away. I really wanted to like the hotel and might actually stay there in the future as it’s in a great location with a lot of very nice amenities. It’s just unfortunate that you can’t count on people giving you the truth anymore, only the run around.

This Hilton property was with out a doubt the worst property that I have every stayed in. I stayed here a few years ago and it was fine, apparently there is new ownership. I am a Diamond Member, which means nothing to Hilton, I get two bottles of water and a bag of chips when I check in. This is what I get for staying at Hilton properties 100 to 140 days a year. I tried to check in at 2:30 pm on a Friday afternoon. I was told it would be an early check-in fee of $25.00. Traveling nationwide, never been an issue. If your room is ready, then it's ready. I get into the room and the carpet was filthy, the couch was stained, and the overall condition of the room was worn. Update your property people. For now, avoid this property. It certainly is not worth $190.00 bucks a night. I don't need to add pictures, it was disgusting. You get the idea.
