Americas Best Value Inn and Suites Livingston

We booked this hotel for the 4th of July weekend, and honestly, it was rough. When we arrived, the place was under renovation (unaware), and the smell throughout the hotel was awful—like sewage and mildew mixed together. The pool was unusable, full of junk and debris floating around. The lobby clerk wasn’t welcoming at all—just rude and dismissive to my frustrations. No breakfast was offered since it was in the middle of renovations, which was disappointing, especially for a hotel with four stars. The clerk said the prices reflected that. I would have chosen a different hotel if I knew though. The only upside was that we happened to stay on a floor where they had finished renovating the very mediocre rooms. Those rooms were decent but cheaply upgraded. Still, everything else about this stay was pretty terrible. I understand they are in the process of making it better but it was very poorly communicated to incoming guests. Wouldn’t recommend unless all the renovations are finished—and even then, I’d double check.

Per the corp website: "*Please note, our hotel is undergoing renovations through Spring 2025..." Beginning of June, I called to inquire about the remodel and was told a "bit" was still going on. It was recommended I request 3rd floor for "new" rooms. OMG! There was a huge dumpster by the front door, material piles everywhere, and debris, like ripped out toilets, on the grounds. THAT'S BEFORE WE EVEN WALKED IN! The whole lobby was a storage area for remodel supplies. The gym was closed with stacks of sheet rock blocking it. Workers were moving back and forth or standing in the hallways. Then came check in and getting to the room. In addition to our reservation fees, a $100 incidental deposit was required with a credit card hold. (Yeah, this is one of those places where you have to read all the fine print.) "Breakfast" would only be toast, a bagel or yogurt because they were too busy with remodeling. We were told the 3rd floor was almost finished, but floor 1 and 2 were not. We went to our 3rd floor room #320 and there were still people working in some of the rooms a couple doors down. This seemed pretty far off the website statement. It’s June and A LONG WAY from being completed. Then things start to get shady. The room key card would not work. I went back down and had the card reprogrammed, while my husband stood at the door with all our luggage. Back upstairs, and again the key card still would not work. A couple guys working on #316 noticed us struggling with the situation and asked what was going on. Mind you, they didn't walk up and introduce themselves. They just stood a few doors down talking loudly to us. But one of them seemed to be an employee of the hotel, he called someone on his call and had a non-English convo - I could not understand it anyway. So, I'm not sure what was discussed. THEN, a man pops his head out of the room we were trying to enter! And, literally he would only peak around the edge of the door so you could only see his face. You know, like you'd do if you weren't dressed adequately. No one knew he was in there! The worker/employee didn't know he was there! Again, without walking over to engage the man, he just stood 2 doors down and asked him what his name was. But, the name must have meant something to him, because he didn't interact with the mystery guest - "Why are you in there?", "Have you got ID?", "Have you paid?". Instead, the worker/employee told us to swap to room #318 which was standing open because they had been working in there - right between the mystery guest and the room they were working on - and the mystery guest retreated into the room and closed his door. And again, I made another trip back downstairs to get the key card programmed for a different room. The worker/employee had called the front desk clerk and, when I went back down there, he apologized. He was very sorry for the inconvenience, but his computer showed no one booked for room #320 and it was well after checkout time. *** So, the

Bad shape Find another place. This hotel is in bad need of refurbishment. Furniture full of sweat and body odor. Door knobs broken off. The whole place stinks. Appears that they’re attempting to update the bathrooms but the whole place needs redone.

Extraordinary High Pet Fee and Deposit Needed! Front desk employee was extremely nice and helpful! If I had known the hotel was under total renovation we would have chosen a different hotel. The $200.00 pet deposit was a shocking amount. We travel often and usually only have to pay a pet fee up to $50.00 Never a deposit and a pet fee.

Although the property is under renovation, none of it tainted my overall experience. Everyone from the front desk to the housekeeping staff were happy, energetic, and they really enhanced everything about my stay. Also, the price of my stay was reasonable.
