Does what it says, clean, no thrills, friendly staff, good location. I would note that this appears to be used for temp accommodation, however good soundproofing in rooms.

Excellent location, rooms moce size, no refresments, no cattle to boil waters, no carpetting in rooms.

Nice view, great location. Only thing is no kettle or fridge in room. Parking is just a min walk away and price is reasonable for being in Leeds city centre.

You get what you pay for. Small and compact room, no kettle or hairdryer. Was okay to ditch late at night

Clean, friendly staff but breakfast could be more varied. Phone signal reception is not good in some rooms.

Basic hotel nothing fancy but perfect for a night stay to go and see a concert good location 20min walk to the arena with a stop on the way for tea. Only down side was the car park they suggested we couldn't get to due to road closures but actually found on closer to the hotel than the one they recommend.
