Please note: as of July 23 2023, both the Trip.com app and Google maps show the address being in some farmland... This hotel is actually just a few hundred metres north of Khiva station, don't make the same mistake I did! See my screenshot of the real location with a blue tick (and the wrong location with a blue cross)
So, the location is next to the train station and a 15 minute walk to the old town. I arrived at about 9 am and they check in staff weren't there, but I was allowed to enter a room, and my passport was kept at reception. I got the impression the staff on that day were not exactly sure how to process a foreign guest, but everything worked out in the end, plus they arranged a driver for me to catch a flight that evening.
The room itself was comfortable for the price.

Very good location, just across the street to train station, 2 min walk. So exellent if you come and live Khiva by train. About 15 min walk to old town. Supermarket nearby. Very clean. We stayed there 2 nights and the room was cleaned during our stay (not so obvious in another hotels). No problems with early check in, we were offered extra breakfest on the day of our arrival. Buffet breakfast, wide selection of good food. Very nice staff.
