Great location for a short walk into the centre of Keswick. Jo was welcoming and friendly, our room with en-suite bathroom was spotlessly clean with comfortable beds and a good supply of tea/coffee/milk. The breakfast was excellent, good choice and great quality. Would recommend and hopefully will return

Host was very friendly and welcoming. Upgraded to a larger room free of charge. Room was immaculate, decor was delightful. Standards of cleanliness was extremely high throughout. Breakfast was fantastic. Would definitely stay again. Great value for money.

Had the best weekend. Our 4th visit to this lovely place. Great location for so many walks. Accommodation is perfect and the best breakfast. Lovely pub opposite. Jo is the perfect host. Looking forward to next year.

Booked 2 rooms for one night - would have done two nights but Jo was having a well deserved night away! Gorgeous farmhouse, very warm welcome from Jo, tranquil setting and a great pub 20 or so meters away! Nice bedroom and bathroom with lovely views and a terrific breakfast the next day! Would highly recommend and will certainly return!

Myself and my sister stayed for 4 nights and we had a great time. Jo who runs the bed and breakfast is lovely and very helpful. She cooks a fab full English breakfast which keeps you going until lunchtime. Our twin room with ensuite was spotless,beautifully decorated and the beds are really comfortable. I am definitely going back to stay in this lovely peaceful guesthouse surrounded by beautiful hills.

Absolutely fabulous. Ten out of ten for accommodation, food and location. The host is so warm and welcoming. We have just come back from a 4 night stay in room 3 and we will definitely be returning. Don't miss out on this little gem of a bed and breakfast with stunning scenery all around and the added benefit of the Swinside Inn just a few minutes walk away.

PREPARE TO BE SPOILED! I cannot rate Swinside Farmhouse highly enough. Do not hesitate to book if you are lucky enough to find 1 of their 3 rooms available. We stayed in the twin room - number 3. It was perfect for my teenage son and l for a 3 night break during this half term. He was delighted with the WiFi connection too.- the all important issue to teens! Jo is such a professional host and clearly takes great pride in her business. She has everything organised like clockwork. She has been here 24 years and it shows - she pays great attention to detail and really knows how to make you feel relaxed and comfortable. Jo is so helpful and even text the day before we arrived to see what time we would like to arrive and to provide specific directions as the Sat Nav is not accurate. Her husband Rob is a professional painter and decorator and therefore the whole place is decorated to an incredibly high standard . It is absolutely spotless and all the little finishing touches really give the wow factor to the pretty little rooms. Storm Franklyn hit whilst we were there which took out the power on our first night-Jo took this all in her stride . She sent a text immediately reassuring us that she was dealing with it and kept us informed throughout. Room 3 -Twin room *Decorated to a high standard *Plenty of storage for clothes/toiletries *Spacious bathroom-power shower/heated towel rail *Fresh towels daily *Travel size kettle. Fresh milk & biscuits daily *Flat screen TV with remote *Extra blankets in wardrobe As for breakfast - 10/10 EXCELLENT ! Jo gives you a tick box menu in advance each day - as a retired British Airways stewardess I can honestly say that it's better service and quality than any 5 star hotel I have ever stayed in. TIP- If you don't want to eat in the Inn across the road ( I really would not recommend it as the menu is so expensive and both the service and food were very poor) there are plenty of better options nearby but will require a short car journey. Keswick is only minutes away. The Horse & Farrier pub at Threkeld 5miles away has always had an excellent reputation and it was FABULOUS! Thank you so much Jo for taking such good care of us. We only wish we could have stayed for longer.
