Stayed while visiting Kelso for the Border Union Show. Wished I had read the most recent reviews before going so we were prepared to star in a new episode of Fawlty Towers. The manager on duty, Michelle, made Basil seem competent. How on earth she has gotten to that position is beyond comprehension, surely there isn’t a lack of decent people in the area who could do the job better. Unfortunately she is out of her depth and it showed on what was clearly a very busy time. If you want a drink be prepared to stand for ages waiting for someone to come and serve you and don’t expect service with a smile when they do arrive. Breakfast was ok but again real lack of customer service from staff, not entirely sure what the issue is but never seen so many miserable people working in one place. Room was fine nothing special. The whole hotel needs serious money spent on it. We went to a few other local bars and like other reviews the locals have very few good things to say about the place, that is often a very telling sign in a small town, where locals normally want to support local businesses. Lots of rumours abound about back stabbing from two of the managers. Saving grace is the cocktail bar just outside the main gates, the manager there was excellent, customer service was amazing. Maybe that manager needs to be put in charge of training poor Michelle how to be a competent manager and the other staff on how to deliver outstanding service. Would not return to Ednam House, there seems to be no shortage of much better places to stay in the town. In fact a tent in a field would be far superior.

Visited a few times this last year, think I have had my last stay until things improve again. It has an air of abandonment now, the flower beds were neglected - full of weeds, the main areas needed hoovered (finally done on the day I was leaving), plenty staff on but not doing anything - tables left uncleared outside for a few hours, bar not restocked with basics, a lack of smiles/a welcome - the 2 blond girls were the worst offenders for this. The main rooms desperately need new sofas and chairs even sourcing second hand ones and the nice red drawing room now looks institutional with the most awful made up sofa and old tables, totally unwelcoming. I didn't eat in the hotel, prefer the bistro across the road, excellent training in hospitality here. Breakfast was fine and the staff on were excellent! caring and interested. Bed was super comfy and I slept so well, bathroom lovely and clean too. The hotel needs some love and a manager that cares for it and looks after the basics first.

L’hôtel est très bien placé dans un charmant village, au bord de la rivière. L’endroit est calme, le parking est grand. Le personnel nous a bien accueillis. Le grand problème de cet établissement, c’est la conception même de l’hôtellerie. J’apprécie les hôtels de charme, avec un style ancien et une valeur historique, et en me basant sur les photos j’ai pensé que le lieu avait du style mais était dans un état irréprochable. Et bien je dois dire que les photos et vidéos de cet établissement embellissent de manière exagérée le lieu. En effet, tout est vieillot, les moquettes sont très très anciennes, les lits pas très confortables, les meubles mal assortis, les rideaux pas occultant, peu d'isolation phonique, etc. Un style « old British » qui peut être agréable si seulement les investissements étaient effectués au cours des années. Malheureusement, cet hôtel fonctionne encore sur ses acquis d’il y a plusieurs décennies. C’est dommage, car le lieu pourrait être plein de charme si seulement un gros effort était fait. De plus, je pourrais accepter de loger dans un hôtel de ce niveau pour 70-80£ la nuit, mais à 126£, je ne m’y retrouve pas du tout au niveau qualité-prix.

Ednam House Hotel was an absolute eye-opener—and not in a good way. How this place claims three stars, let alone calls itself a hotel, is beyond me. Our room was filthy and dusty, with cobwebs hanging off the ceiling and someone’s hair shavings all over the bathroom floor. Hard to tell the difference, frankly, because the floor itself was so dirty. The bath had green streaks running from the taps, and you practically needed a stepladder to get into the shower. The reception area looked like a grimy 1940s train station, and that’s being generous. Staff in the bar and restaurant were rude, clueless, and seemed genuinely irritated to have guests around. The so-called “manager,” sporting pink nails, was too busy fussing over a missing staff member to bother with paying customers. Thanks to this circus, we skipped breakfast on our last morning. Fed up, we went across the road to another hotel, which was spotless, friendly, and everything Ednam House no longer is. Locals there told us they’ve avoided Ednam House for years—and now we understand why. Save your money and your sanity. Ednam House is a disgrace. Go anywhere else in town—that’s exactly what my wife and I will be doing next time.

Stayed a few times over the years and this has to be the worse experience. From the start we didn’t have a great experience. The French lady on reception was offhand it was almost bordering on rude, not the friendliest of welcomes in the slightest. The room was very dated and not what we expected for the price we were charged and based on previous visits. It was at least relatively clean. Food was excellent, the only plus of the stay. The staff just didn’t seem to want to be there and the hotel on the whole looked like it needed a lot of TLC and a good bit of money spent on it, which has been the case for years. On previous stays in the past year things looked like they were improving but unfortunately it now seems worse than ever. Asked to speak to a manager to complain was told that the managers, who we were told had just taken on running the place, were currently too busy to speak to us. I do think that this might be the last time we ever visit and likely too look at alternative places to stay when visiting Kelso.

This is the worst hotel at this price that we have been to recently. There was an air of faded grandeur and lack of investment. It seems stuck in the 1980's. The potential is there but it is not realised. The rooms were shabby, the shower pathetic, the bed claimed to be king sized, but it was not and the lights that lit up the hotel made it difficult to sleep because the curtains were thin. The waiting staff were friendly and the food at dinner was OK, if somewhat traditional but breakfast was like a really bad London hotel. The tables were plastic which dd not help the ambiance although the view from the restaurant was great. Generally very poor value for money

A few months ago we went with friends to Doxford Hall Hotel for Sunday lunch, it was superb. The food was outstanding, the staff and service was very good as was the ambience, we had a really wonderful time. So we thought that as Ednam House Hotel is part of the same group and looked like it offered the same quality menu we wouldn't be disappointed how wrong we were. The hotel setting was great but the service was so poor. We originally booked into the Riverside restaurant however we were moved to the bar area due to a private function, this we felt should have been conveyed to us prior to our arrival. We had to find someone to take our order. 3 out 4 of us had roast beef, the beef was so tough and full of fat and sinew we couldn't cut it let alone eat it. There was no roast potatoes just small unpeel potatoes that had been baked, definitely not AA Rosette restaurant standard and not the standard we had experienced at Doxford Hall. We did bring the quality of the food to the waitress attention but basically the staff were not interested in providing customer service on any level. We definitely won't be going again and definitely can not recommend Sunday lunch at Ednam House.

We had a lot of problems with the reception. Nobody for some time to check in and needless problems Checking out. Overall our stay was just OK. Room was hot and needed upgrading. Service was friendly enough but a bit offhand hand. Food was average.
