My boyfriend and I stayed here for one night during a trip around the Lake District. It was perfectly positioned close to Grizedale Forest where were had booked Go Ape for the following day. I found this place last minute on *********** and got it for a great price. Upon arrival, the owner Darren was very welcoming and friendly. He showed us to our room and where everything is and even some info about the local area. We took a stroll into the village for dinner and it was quite lively for a small village. We went to a pub The Sun, which didn't look much from the outside but inside was so cosy and welcoming with fab food! We had an early night then had a lovely breakfast in the morning which you get to pick and choose what you would like included which was great! Went for a walk on the public footpaths through the area and it was absolutely gorgeous!! Will attach any photos I can. All in all short but great stay here, would recommend to anyone!

Centrally located near the many pubs in the village, the B&B benefits from having its own parking. Nice friendly hosts who went out of their way to make you feel welcome, it’s also doggy friendly- not an issue to me but may be to others although full credit as their was no doggy smells 👍👍 Breakfast was fine & hearty - it’s a pre-order which I’m not a fan of but I do understand the reasoning behind it. The room was ok, the bathroom is a bath with a hand held shower, not the best if I’m honest particularly the temp control - plus the window latch was faulty so we couldn’t close the window, it was quite mild so not an issue but wouldn’t want that in winter. That aside will come back & would recommend especially if you fancy taking a 4 legged guest with you 👍👍

Well what can I say about the Ivy House Guest House ? on arriving to leaving the host was excellent, showing my partner to our room as she arrived first, taking her case to the room., The room was clean and pleasant with a four poster bed in it, (To be honest the bed with its posts was a bit large for the room and I would of preferred a normal king size bed) the bathroom adequate but no shower just a bath which was a bit small for me but served its purpose. Plenty of parking at the rear of the guest house and adequate Wifi for those wanting it. The guest house is located in the centre of Hawkshead a beautiful village with all 4 pubs within an easy walking distance, if your planning on eating at them I would recommend booking a table. Your asked the night before what you would like for breakfast and what time the latest being 9.00 am, the breakfast was excellent as was our waitress. I don't think you will be disappointed if you book here.

This was our first time staying for the Christmas market, and it will not be the last. Have stayed here before so are used to the great welcome from Darren and Roz. Was stunned by the beautiful decorations, from the huge Christmas tree in the hall, down to the decorated chairs in the dinning room. The rooms are immaculate with great attention to detail. Looking to book again same time next year, so Darren showed us round the room options. Nothing seems too much trouble for them. Will definitely be back before next December.

This was our first visit to Ivy Guest House, and it will certainly not be our last! From the warm welcome we received upon arrival to the gorgeous breakfast it was faultless. I loved the quirky touches in the rooms and the victorian style bath was to die for! The choice of breakfast was really good, and I like the fact you could choose the night before exactly what you want in your breakfast. I had poached eggs on toast and my fiance had the full english.. we were both impressed with the quality. The B&B is centrally located in Hawkshead, and really is a beautiful house. Guests have access to a lovely lounge, which we did not get a chance to enjoy as we only stayed one night. The owners are really friendly and make you feel at home. They also give you alone time when eating your breakfast, getting the balance just right. All in all on of the best bed and breakfasts we have stayed in. Look forward to visiting again. Sarah and Ben

We have just returned from our 1st trip to The Ivy and stayed for 4 nights. I researched places to stay on Trip Advisor before booking, and this B&B came out top. Now I can see why. Darren, Roz and their parents gave us a great Black Country (yes!) welcome and nothing was too much trouble. The rooms were well presented with comfy beds and the breakfasts were 1st class, with attention to providing the guest with whatever they fancy - even if not on the menu (thanks, Darren for grueling over my 'fried slice'!). Darren is very attentive and gave us useful hints and tips about places to visit or eat without being intrusive. His (and Mom Chris's) friendly banter really made you feel like part of the family. You can see from the visitors book that people genuinely return frequently - always a good sign. Location: This is ideal. The B&B is at the end of Hawkshead village, with 4 good pubs and a supermarket within a couple of minutes walk. There are good walks from the village and the hosts provide walking guides or friendly advice. The only downside for us was our decision to take a 1 year old baby to a B&B - not ideal! We had to move some furniture such as TV/ kettle to avoid accidents. Even so, we were accommodated with heated up baby food, travel cot and high chair...with baby treated like a little prince. My advice? Get family to have the baby for a couple of nights and visit The Ivy for a well earned break! We hope to do just that next year.
