I have been to many 5-star hotels in Vietnam. I will list the incidents that I personally experienced.
1. The location feels like it is in the middle of a construction site. If you book a high-rise, you won't be able to see it unless you look down, but there is nothing around the hotel.
2. You have to pay a deposit. I have never paid a deposit in Vietnam, but I understand that this is required for luxury hotels. However, you have to pay more than the deposit stated on the trip. (1.5 million VND)
3. The room is not very clean. It is said to be near the beach, but there is a lot of rust inside.
4. The room is very small for the price. (I recommend checking the size.)
5. The breakfast is not a buffet. There are not many options, so if you want a buffet, you should go somewhere else.
6. If you touch everything in the room and make a mistake, you will have to pay the deposit + additional costs.
The last point is very important, and it is 'everything'. (floor, table, bed sheet, toilet, towel, refrigerator, etc.)
I put my carrier on the table and they said my carrier scratched the table, so I got 2 million dong (about 120,000 won) rip off.

I thought it was the most expensive and best hotel in Halong, so I made a reservation, but the nearby 40,000 won hotel has a much better view and service. I stayed for 3 nights out of a total of 10 nights and booked another hotel nearby, so I was impressed by even the small services.
