We stayed for two nights camping. We switched sites because our original site was more of an RV pad and we were there tent camping. So, for night one we stayed at a better site, but since the campground was packed the next night we had to move back to the terrible site. Night one there was a storm and we enjoyed the Lodge where we played pool and played some arcade games (the saloon was not open). Night two was a different story. Not only did we have to move to the bad site (exposed to all, no trees, just a berm between us and the next site) but there was a music festival. They played at the Lodge until 10:30pm and then moved to the tent camping sites until 1:30am. It was awful. Fortunately there were pancakes and coffee for all in the morning (at 8:15). But the loud music all night, terrible crammed exposed campsite, and the single pit toilet with no water or even hand sanitizer, really made this not worth our time or money. The first night we paid over $60 and the second night was over $90. Such a rip off! And there is construction throughout the campground so it is loud and dusty most of the day. If you are looking to go glamping and spend a lot of money for the fancy cabins or teepees and stay on the ranch for the amenities, this is the place for you. If you want a pleasant tent camping experience-go elsewhere! Before coming here we stayed at RMNP for one night (it was booked the other nights we needed) and with running water, flush toilets, clean bathrooms, trees for privacy, and fresh drinking water-go to RMNP for 1/4 the price! Shocking that Arapaho does not have running water of some sort for the tent campers.

Getting all the magic of the outdoors while getting a good night’s rest, plenty of entertainment options, and lots of space makes AVR perfect for our family of 6. Every time we leave AVR we are thinking about when and with who we can go back. It’s a little bit of magic tucked away in a convenient location. There are gorgeous hikes perfect for novice little feet to experienced hikers. There are canoes, kayaks, paddle boards and so many good skipping rocks for endless water play. The cabins are cute and comfortable. We can’t wait to go back to experience more!

This is a great Rocky Mountain, off grid, camping experience with the added value of fishing and hiking. Very peaceful and beautiful. We did the glamping tents and that was really comfortable and nice. Definitely plan on fishing and hiking. Bring bottles of air if you are from the flat lands. Plan out your food, drink and preparation items very well in advance. This is absolutely worth the cost and quite an experience. Visit and walk around Monarch Lake! Catch a trout. Eat it for breakfast.

We enjoyed the tranquility we found at your campground. We went up on a Sunday and stayed 2 nights. We got to see the moose and her baby both mornings. The place was absolutely beautiful! We also got to take the short hike along the river. It was amazing! We will be back again.

We did NOT have a good experience at Arapaho Valley Ranch. Don't drive back in here at night with a big rig ( pickup and 23' hybrid was our rig). The road in is narrow, and washer board in many places. Plus in places there are large deep drops into water on both sides of the road. Very rough. They do not allow campers to use the bathrooms or showers. The dump station was not working and we had to leave because our blackwater tank was full and they wouldn't refund our reservation for the final night of our stay. The nearest dump station was 30+ minutes away and they couldn't tell us exactly where, just go to the town. We had to leave anyway! No bathroom, no stay. The nearest outhouse had a urinal crusted with pee and stinky. So that wasn't even a comfortable option. They were doing construction with dirt movers next to our campsite all day and into the evening and it was noisy. They charge $1 for every piece of firewood and the pieces are just kindling and very tiny. It would cost over $20 to have a small fire. The wifi was spotty and hardly worked and we had a college student taking a summer course that couldn't get good reception. Not sure why they put RV sites in because they surely didn't want to make our stay comfortable! We love wooded, wilderness spots, but also love a clean bathroom and shower. This place didn't hit the mark.

I wished I could just say bad things to keep this my little secret but it is a business. With that said, this was my first and definitely NOT the last time I will be back. Just AMAZING is all I can say, caveat this is VERY off the grid so be prepared. I loved every quite second of it, I spent the first two days just up and down the mountain in my rented Jeep so I had just amazing views along with wonderful stay. I did leave a few days earlier than planned due to an rib injury I sustainade from grabbing my luggage.. But will for sure be back bringing family and friends!

We had a great time, everything was wonderful. I would suggest putting each cabin on the site individually. It was hard to know what you were walking into because the website shows several different cabins when selecting a room.

Arapaho Valley Ranch Holiday
A great little getaway in the snow! We can’t wait to come back and experience it in the summer. The staff was very friendly, and the cabin was well-appointed with a kitchen and bathroom. We enjoyed snowshoeing and ice skating on the property using the equipment they provided. We couldn’t have been happier with our stay!
