We just got back from the Trios Estate Bed and Breakfast!! Our family booked a weekend there for Father’s Day weekend and my gosh was it a little piece of heaven! The property is amazing, the owner Rebecca really went out of her way to make our stay special, Kayla was amazing and Keith sang his heart out both nights , he is an amazing artist!! The staff there is exceptional as well as the food! I highly recommend this place. It is so unique. We will definitely stay there again..

We loved our stay at The Trois Estate! The Blue Room was cozy and quiet. The breakfast buffet was delicious. Friendly staff, great views, and we loved both pools. Very unique grotto. Don’t expect a five star resort and you will love the rustic charm. Wifi worked fine in our room, but we had very little cell service. We were not there on the weekend, but would have loved the Friday Star Party! I highly recommend!

I am sure this place was very spectacular in its day. But now it is run down, needs major work and is a huge disappointment. We have booked for three nights and left after the first night. Yes it is serene, calm and very quiet out in nature. Room needed a lot of work. The door did not shut properly and looked like it had been shored up by a rookie handyman at best. The upper deck with the atrium. in the middle was disgusting. Water in the atrium had a very bad smell, was totally green and scummy, part of the deck was blocked off due to rotted floor and bent metal beams. Garbage was in abundance in the atrium. The shower in the room could not be regulated to keep a constant temperature and the water trickled out. The bed really needs to be replaced as the mattress and box spring are worn out, and one can't turnover without the box spring making a horrible noise. Pictures on the website look nothing like the place looks now, run down to say the least. Feel bad for the place as with money put into things this place could be spectacular again. Nice place gone bad.

First, I very rarely leave a poor review. I do now because my experience was so exceptionally poor and the photos and description of the estate used to sell rooms are NOT at all accurate. I was sold by all the beautiful photos and good reviews I saw. I now am shocked that they have the number of good reviews that they do. So strange that there are any. We showed up and found the office. No one was there and we found an envelope with our name and the keys to the room. It’s a large estate so we had to wander around for a good while just trying to figure out where to go. I could see there were others in the same predicament. We actually never were given any information whatsoever during our stay and just had to figure it out. We were put in a room with issues that would have been known to the hotel prior to booking us in that room. The shower faucet had been broken at some point and then rigged in a weird way to continue working instead of just being fixed correctly. The problem is it still didn’t work correctly and I could not control the temperature. I had to take a scalding hot shower. Fastest shower of my life. Also, the room, especially bathroom, was dirty. It had other people’s old splattered toothpaste on the walls and hair in the shower…gross. The pillows were terrible quality and had to be at least 10 years old…again gross. They were all lumpy and we both had neck aches for several days later. We stayed in a room in the main building. It was very dark and dreary in the building and the room, with no good lighting. We had access to the “grotto” which looks really cool in the photos for swimming. It’s not. It’s very run down, not a comfortable place to hang out, and the water doesn’t look clean. They have breakfast, which was fine. Eggs, fruit, toast, the usual. On weekends the hotel serves dinner for $35 each. Be prepared that it is in no way worth $35. They were serving a buffet with lasagna, chicken, and salad. There may have been some rolls or bread, I don’t recall. It looked very average and very limited. We were very tired, but decided to make the drive to Fredericksburg for dinner, which I believe took about 25 minutes or so. The entire estate looks neat as you drive up, but then as you walk around you start noticing how run down it has become over the years. Broken out windows, lots of handiman work done by people who probably are not qualified. The number of dangerous tripping/falling hazards I noticed while there was astounding. Needless to say, we will choose more wisely next time we book a place to stay in or around Fredericksburg.

i just returned from a one night stay at the Trios estate BNB, and we stayed in the honeymoon suite. I was looking for a get-a-way from the city to enjoy some peace and quite and do some stargazing without any city lights. If this is what you are looking for, there is no better place. The property has sort of a Terlingua vibe to it, and one feels completely separated from anything urban. There are two (2) major rooftop decks which make excellent star gazing platforms. Older, former and current hippies find this almost place sacred. At it's core, this is a hippie haven, and that makes everything safe, peaceful and easy going. If you are looking for Ritz Carleton type experience, this place is not for you. It is a little funky, and past it's prime but that is part of the charm. Be sure to bring EVERYTHING you need, including food, alcohol...etc. as nothing is for sale here, and the nearest store is a 45 minute roundtrip. I highly recommend this BnB.

Upon arrival we checked in and the lady at the desk spoke no English. We had to point to envelope with our name on it. This was at 3:30pm. We got to our room and I noticed it was not the room we booked. We booked an executive suite and the room given was in a lodge. Major downgrade. I went back to desk no one in site. I tried calling number on paper given in our welcome envelope no answer no call back or entire stay. I tried going to front desk multiple times no one was there though out the weekend. I didn’t see any staff at all until evening time for dinner which wash one lady that spoke no English. Finally someone appeared just in time to collect payment and disappeared again before I could inquire of room mix up. This place is very outdated, dirty and in need of major repairs. If you’re looking for BnB experience this is not it! They leave free breakfast out buffet style cold and not great. Leaving a bus bin to put your dish in when done. There is a saloon that opens at 7:30 one man in the bar very nice. Boy very limited drinks and very ran down . Glasses still had lipstick on them. If I could include photos I would. Outdated window unit in room barely working, big wind fan to help keep cool. Furniture broken down smelly. Glass edges exposed on broken furniture. Lamp broken in bathroom for light. Hold in bath mats. My advice for over $700 find another property. Very misleading website and photos! trash bins over flowing, trash and debri all over grounds. Several cats

We really enjoyed our 1 night in the Raphael suite. It is right next to a pool and this estate has a fun vibe! Very unique!! So much to see. Location is ideal for hiking at Enchanted Rock! Breakfast was a delicious buffet with everything you could want in a beautiful building! We’d love to come back for stargazing with the astronomer on the rooftop!

This was so bad we did not even stay. There is no staff to speak to in office and the rooms seem to be accessible by anyone. The pools are not clean and there a stay cats wondering around the property (i am allergic to cats) The grounds are not kept and seems to be a bottle dumping ground in the back. The room itself has no real privacy as even with the blinds down you can see in and out of the room. The pictures they post are very deceiving and don't. I left the property same day as check in and stayed somewhere else just so my wife and I did not have to endure this place. Lost out on almost $700. Need to take this property off the internet.
