The hotel is on the main street of Dunkeld but my room window was to the internal yard with hotel parking. Very calm location. Good size room. Very large screen TV set with Netflix. Great choice for breakfast with large portions. Very polite and helpful hotel staff.

Stayed one night for a wedding in the area. Double bed was tiny and our feet hung off the end and we had a thin pillow. Hotel was extremely run down and all aspects falling apart with only ever one member of staff maybe available sometimes. Ridiculously expensive for 1 night no breakfast. None of the wedding guests staying at the hotel have a positive word to say. It was at least clean. Stay anywhere else if you want to visit Dunkeld.

Absolute gold dust if you want to have a funny hotel story to tell at parties. Similar to Fawlty Towers, minus someone who actually knows what is going on. The annex that we booked turned out to be a wooden hut at the back of the car park. The path was so flooded that we almost needed to be roped up to get to the door. An added bonus was the ornamental waterfalls cascading from the broken gutters - one helpfully in front of our door and one blocking the path. The room had a similar smell to our old Brownie Guide hut, with a similar amount of mould on the window. Bearing in mind that we paid £130 for this privilege and needed to be on a bus to a wedding in 20 minutes, I went to politely ask for another room and we did get moved to an actual room… with a lock that didn’t work. The guy on the desk promptly fixed this by bending the key WITH HIS TEETH. The room was kind of ok: clean, coffee machine, a bathroom with hot water (although the last time I saw a shower like that was in 1997). I gave the two stars because the room was ok. Do not book the annex. It is clearly under-staffed and nobody seems to know what is going on. The staff tried hard, but I suspect there is no manager. I hope the guy’s teeth are alright.

I have stayed at this hotel in the past and this time I was bitterly disappointed by quality of room, service and breakfast

DO NOT, under any circumstances book this hotel. We booked for three nights based on a recommendation from a family member who had been pre-covid (pre- new owners). Our room, when we hiked up to it, was FILTHY. The bathroom was tiny, grotesque, and had no soap of any kind. The carpet was dirty, there were water stains on the walls in the bedroom itself, and it was the most dismal, dirty room, I've ever seen in a hotel/motel. The beds were woefully inadequate and the pillows were flat and postage-stamp sized. We were told we'd be 'upgraded'! The gentleman at reception was nice, so we're not blaming him - but we stayed for 20 minutes - long enough to find other accommodation, checked out, and they kept our money! No refund. The new owners, The Melville Hotel Group, are simply stealing your money. They bought the property after lock-down, haven't put a penny into it, and their reputation in town is well known. Generally, the hotel is very tired /dirty, and in disrepair - any photos you see to the contrary are historical, or doctored. Again, we're not blaming the staff, but the new owners should be investigated for fraud and theft. In reading reviews about the Melville Group, it's clear that our experience is the norm - in ANY of their hotels. Shame on them.

I booked directly with the hotel to stay with my mum on 19th June 2025. The duty manager received my call and was extremely thorough in answering my questions and providing all the details of the offers they had available for that evening. I was very pleasantly surprised with the offers. I received a call from the same manager on the day to confirm my arrangements and when I would be arriving. He explained the check in process as I had explained that we had experienced delays and wouldn't be arriving as planned. He couldn't have been more helpful with accommodating us. The room was beautifully presented. It had everything as expected. The shower room was quite small but everything worked. We couldn't fault the room or hotel staff throughout the stay. We were very pleased. It was good value for money and we would hope to return. Thank you so much.

2 night stay 17th & 18th May. Stayed in a tired annex room. Opted & paid for for 2 days cooked breakfasts. £12.50 pp total £50 Dreadful breakfast experience on 18th so immediately cancelled next day's breakfast. Staff couldn't refund payment without head office approval! Assured £25 would be in my account within 3 x working days. I stupidly believed them. Numerous phone calls, emails & a physical letter. £25 still not refunded 2 months on. I did have one email response apology from Claire Quinn @ head office in Glasgow on 10th June saying BACS had been prioritised. I am still waiting for my money & have had no further replies to my 4 follow up emails & one letter.
