For the price paid, I was expecting a 5 star kind of facilities, but a bit disappointed. The photo of the hotel looks good, but it is actually sitting in a small plot of land. So there is no facilities exactly, with a small pathetic swimming pool. The rest of the land is stuck between 2 walls by residential neighbors.
The room itself is normal. The only take away is the breakfast - western ala carte no buffet, is really nice. But unfortunately we missed most of them since can't wake up early.

We got the family room, which was absolutely nothing like the beautiful, modern rooms in the main hotel, which the couple we were traveling with had and enjoyed. It was quite the opposite. Our room was in a connected building with a dark, shabby, un-attended entry. Simple railroad-style rooms were separated by curtains only, so parents have to walk through kids’ room to access the bathroom. The bathroom is oddly large and institutional, all tan and tile with stalls for multiple toilets and showers, reminiscent of a dorm. At night, bright lights shine through the windows all along one side of the room, even around the curtains — glass was frosted and windows unopenable. The room’s lounge area was not remotely comfortable for hanging out in. We still had access to the pool in the main hotel, but it is very, very small. And the cafe serving the little tables near it was never open (bring-your-own situation was fine, however). Good location and staff was kind. But for the price we paid and what the website showed/misrepresented, we expected much nicer.

INCREDIBLE..... We stayed for a number of weeks just next door.. Pea is super passionate about the best experience.. she is an awesome cook... and everything she does puts 100% effort. They gave a real talent for design and architecture in the boutique hotel and the cafe... they are currently working hard to get a bakery next door renovated.. We have got to know Pea, her husband and Jeff thier son and they are really special people who take pride in what they do If your either staying at the hotel or wanting to eat thier you will get a great meal with amazing people....

Great location for exploring downtown / old town, right next to the entry of a temple Phaya Yakkharaj (Southern Pavillion) and many other sights.
On sundays you‘ve a huge night market right in front of your door step, so make sure you’re going to stay over the weekend.
Staff is super friendly and helpful.
Room amenities and the entire minibar incl. Snake is refilled daily free of charge.
Furthermore there‘s a afternoon tea time with additional free snacks and drinks.
Just the breakfast selection could be a bit wider.
Especially when you have your breakfast close to closure (10:30am), you might be disappointed as not much will be refilled after 10am.
The room are spacious and well equipped, my kids and I had 2303 & 2302.
Just a proper hair drier is need, not this built in useless blowers we all know and hate to use.
Also the provided pillows are ultra hard and high, so you may request for a extra soft feather pillow or neck support pillow if needed, which will be provided by the hotel staff / housekeeping.
Hotel pool area is clean and well maintained!
All over a great place to stay with reasonable pricing and great service!

A beautiful building spotlessly clean. Very omfortable room well serviced daily. Very generous bottled water. Great shower with plenty of hot and cold water. Lovely linen and towels. The staff are so helpful and generous with their efficiency and friendliness. The manager and his team are worthy of special mention. So he.pful in organizing Grab Cabs ( Uber) for me. A bright airy building, modern but in traditional style. I just loved the 0lace and will certainly return. Thumbs up all round. My highest recommendation.

The hotel consists of four buildings, each four stories high in a quadrangle formation. The pool is inside the quadrangle and all rooms are accessed from an open walkways around the interior of the quadrangle. Unfortunately, the noise reverberates and echoes throughout the hotel. We were woken at 5 am by a screaming baby and again at 7 am by guests rolling their suitcases on the walkways. Our room appeared to have been recently refurbished, all cabinetry and paint was in good condition with no chips or signs of wear and tear. The bathroom however was a different story and needs a complete renovation. The room was comfortable and a good price. The hotel appears popular with overnight tour groups.

While they handled the issue quite well by not charging for all the nights we had booked beyond checking out early, it doesn't make up for the reality of the rooms. The only window is a narrow strip along the top edge of the wall, allowing some light in, but, unless you are 200cm tall, you can't see out of it. The bed is so soft almost anyone will wake up stiff and unrested. The walls are super thin. Not good if you've got young drinkers in the next room. The bathroom is so small you could brush your teeth and rinse while sitting on the toilet. Which might be the way to do it, because the sink is so narrow and shallow, you can't even wash your hands properly in it without soaking the floor. No safety box. TERRIBLE breakfast. Don't even waste your time. Go find some street food in the morning. For the same room rate you can get twice the room with an awesome breakfast, great staff and beautiful ambiance right across the street!

This was a last minute change and regret we didn't get to stay here the whole time in Chiang Mai compared to the noisy and untidy guesthouse down the road.
It was also cheaper here too so was a great find - definitely got my high rating :)

As we were switching hotels from the previous night, we checked in early. As expected, room was not ready so we left our luggages with the concierge. Came back really late into the night and realised that they have already sent out luggages to our room with one of the keycards slotted inside so we could have full access to an already functioning air-conditioner when we enter. That was really impressive for a small boutique hotel, we really appreciated the service and the care the team has shown. We visited during Loy Krathong festival and we really appreciate the Loy Krathong they have given us too! In terms of location, it is inside the alleys so it is quiet, but also enjoy the convenience of being super close to Tha Phae Gate where all the food stalls were. We also have zero complains about the rooms - super spacious and clean. Would definitely pick this over again without hesitation the next time we visit Chiangmai. Thank you so much. :)

The room was a little tired in comparison to the Reception areas which looked 5 star. We were incredibly early for check in and made to wait until 2pm. It’s not very ‘personal’ here, you are just another customer. Breakfast was great but the A/C was far too cold, we needed plenty of clothing on whilst eating. Generally it was great for Chiang Mai, we would definitely recommend.
